00:00 Here today we're at 60 Bethune, a luxury modern townhouse in the West Village.
00:16 It's four stories, four bedrooms, three and a half bathrooms, approximately 4,000 square
00:22 feet and it's all on the market for $14,950,000.
00:27 Today we have the architects, Torsten and Annie with Hult Architecture.
00:33 Welcome to the townhouse.
00:42 We created this double height space by cutting open the floor slab and this floor slab is
00:46 reflecting the structural requirements to keep all of the adjacent townhouses structure
00:51 intact.
00:53 This double height family space was really important to us because it really acts as
00:56 the centralizing zone for the dining area, the office and the garden.
01:02 And also there is a TV actually hidden inside this core wall.
01:07 Everything in this space is custom designed from the fireplace to the windows, even the
01:11 profiles down to this coffee table.
01:14 We wanted to create this townhouse as a sanctuary in the city, kind of a calm respite from the
01:20 urban environment.
01:21 And so we did that through the minimal palette and the muted hues.
01:30 We love the energy of the city, but it's always important to have moments where you can relax
01:34 and feel like you're in nature.
01:37 We were very fortunate to be able to utilize this very bright wall, which actually naturally
01:41 reflects light in the afternoon sun back into the townhouse.
01:47 We created the office on the garden level so that you had a second entrance for guests
01:51 visiting.
01:52 And as you can see, it's part of this open space.
01:55 However, what was key to us was creating flexibility in this open space.
01:59 And so just by having sliding door, it creates that privacy when you need it.
02:07 There's also a wet bar on every floor.
02:16 And here's the dining room where we have a custom-designed table from Italy.
02:22 And this space overlooks the double height space and engages that family room and also
02:26 acts as an art gallery.
02:33 With the kitchen, we want to create a space which doesn't feel like a kitchen, and yet
02:37 all the functions are hidden.
02:39 We were inspired by yacht design and how everything is compartmentalized into a central core.
02:44 So essentially, all of the storage is concealed.
02:48 This is the hidden refrigerator and even an appliance garage.
02:58 In case you're wondering where all the counter space is, this is a great hack.
03:01 You can basically roll out the shelves when you need them, use everything you need because
03:06 the outlet's already in the back, and then tuck it back in and you're done.
03:09 And you have a nice clean space.
03:11 The cooktop is here.
03:13 The hood is actually hidden behind this panel.
03:16 Generally, you want a lot of illumination on your surface that you're working on in
03:21 a kitchen.
03:22 The lighting is fully recessed to create a lot of TAS lighting without it being glaring
03:26 and its very subtle glow on the counters.
03:30 And now we'll head to the next floor.
03:35 This is the primary suite, and one of the main things we wanted to do was allow for
03:39 flexibility in the partner's routines.
03:41 And so what we did was create a very flexible open space so that the two partners, even
03:46 if they had different routines or schedules, they wouldn't disturb one another.
03:49 For example, we can come through here, which is the wardrobe and also pantry, which we
03:57 can also get to from this side.
03:59 Here we have 20 linear feet of primary closet, and each of these have cedar-lined interiors,
04:04 which is part of the wellness features of this home.
04:06 And there's also this convenient pull-down for additional storage.
04:11 The hangers are made of cedar, custom designed, and the cedar both gives it aroma and also
04:16 acts as an insect repellent at the same time.
04:25 This is the primary bathroom.
04:26 This bathroom space was inspired by spa design, with a kind of central tub in a shower space.
04:32 The double rain shower heads create a very calming effect as the water trickles down
04:35 and drains into the trench drain and the double drains.
04:39 There are also the towel warmers from Vola, which integrate into the wall.
04:43 These heat up so that your towels are always nice and toasty.
04:46 Everything is very advanced in the house, and there's a washlet, which automatically
04:50 opens and has a warm seat.
04:53 Come with me to the next floor.
04:58 Here we're on the third floor, and here you can see that sliver of daylight that's actually
05:02 coming through from the roof, which was created because we detached the stair entirely from
05:06 the side wall.
05:12 So here we have the kids' floor, and these are the bedrooms.
05:18 And despite the townhouse feeling very open, it actually has plenty of storage.
05:22 This is a pantry, and more storage.
05:28 These are actually desks, which can open up to any height.
05:32 So the desk height can change and adapt as the kids grow.
05:43 And up here we have another outdoor space, which is really luxurious in the city.
05:48 We have an outdoor kitchen and a garden in the back for entertaining and just a general
05:55 nice space to be.
05:56 You can even see the Hudson River from here.
05:59 And now let's meet up with Eric.
06:11 Four stories, four bedrooms, three and a half bathrooms, approximately 4,000 square feet.
06:16 And it's all on the market for $14,950,000.
