00:00 you explain a bit about who you are and where we are today. So I'm Nigel Porter, I'm the
00:04 property and rural estates director for Welbeck Estates. We're here today at
00:09 Kutney House following the restoration of this property which has taken about
00:15 two years. This house is historically important to Welbeck Estates, it's been in
00:22 the ownership for several hundred years. It had originally been built as a
00:26 miller's house prior to Welbeck's ownership but then when it was bought by
00:30 Welbeck it was then occupied principally by the agents, the managing agents of the
00:34 estate over the centuries. It was actually lived in for a short period by the Duke
00:38 and Duchess of Portland in 1900 when there was a significant fire at Welbeck
00:43 Abbey and lots of the Abbey had to be rebuilt and then following that was then
00:49 occupied by various agents of the estate until the 1990s and then the widow of
00:58 the last agent who lived here till about ten years ago and fell into disrepair
01:04 and so we looked at what we could then do with the property bearing in mind its
01:09 significance to the history of the estate and it's obviously not viable to
01:15 be a family home really anymore it's too large and in view of the
01:20 significant restoration costs we looked at various uses and we stuck with wanting
01:26 to keep it still as a home rather than a boutique hotel for example
01:31 and we spent the last two years restoring it to be used as a single
01:37 holiday house sleeping over 30 people where people can come and stay
01:42 whether they're guests of Hazel Gap the wedding venue based on the estate
01:47 family reunions or get-togethers, significant birthdays, small weddings and
01:53 we've just finished the project and we've got our first guest staying next week.
01:57 So my name's Ross I'm the hospitality manager for Welbeck Estates and
02:03 currently managing and operating Cagney House which we're opening on the 15th of
02:08 August our first guests are due to arrive. The house is in total some of 12
02:14 bedrooms and we sleep up to 31 guests as a standing we also have incorporated
02:21 three pull-out couches into the into the rooms so we can sleep an extra six guests
02:27 as well as a single bed so total guests we can sleep as a total of 38 people at
02:33 a resting state 31 guests in the house. Downstairs we've done a
02:39 significant upgrade of the areas downstairs we have a dining room that
02:45 can seat 28 guests we have a drawing room which is beautifully restored a nice
02:52 place just to go and relax and enjoy yourselves. We then have a snug room a
02:57 nice place to go and read a book and get away from the rest of the family
03:02 through the kitchen the kitchens been upgraded kept in a classic state but all
03:08 the modern mod cons have been incorporated into the kitchen things
03:12 like cell phone charges have been built into the kitchen counters instant hot
03:18 water all available from from from the kitchen. We've worked very hard on our
03:23 sustainability throughout the renovations and throughout the project
03:28 so the house itself runs off air source heat pumps as well as we built a solar
03:33 field and then we've taken that theme throughout the house so the house is
03:37 dressed by wildflowers of the estate from people within the estate our coffee
03:42 is by a company called grind which is sustainably sourced coffee and the pods
03:47 can be thrown away in the garden they all are recyclable our cleaning company
03:53 is by Eco lab so everything is done with sustainability at the forefront of the
03:58 operation as well as the build itself. We have a games room which is great fun
04:04 next to the kitchen and the games room has a pool table a giant scrabble board
04:09 a games console and a few other games and sit in the cupboards for guests if
04:14 the weather's not great outside. Then once you walk outside we've got a hot
04:18 tub hot tubs two hot tubs that seat six people in each hot tub and we've
04:24 provided absolutely everything in the area for our guests so we have towels
04:27 provided gowns etc etc everything that you could need to enjoy yourself in that
04:32 area as well in the walled garden we have our barbecue area which is also
04:38 fully equipped so the barbecue area will seat all of the guests in the house and
04:43 it has its own range of crockery cutlery glassware two gas burning ovens as well
04:48 as a wood burning pizza oven and then when you go through back into the house
04:52 we've got a function room the function room can quite comfortably seat 40
04:55 people so we can do functions for up to 40 guests in the house we don't like to
05:01 do any more than that we like to keep our bookings quite small and bespoke and
05:05 private is the idea for the house so the number of guests that we can sleep is
05:10 the number of guests we incorporate within functions and events in the house
05:13 and we have a private chef for the house a gentleman called Charlie who will come
05:18 through and he will provide a food service for our guests the bar area is
05:25 very well equipped and has everything you could possibly need from cocktails
05:31 through to a glass of champagne the house will come with the liquor license
05:37 as well as guests can bring their own with the self-catering premises license
05:43 as well as we can have catures that can come and provide for you should you wish
05:47 so we basically have everything that you need within the home to operate either
05:52 from a self-catering perspective or from a high-end events perspective is what
05:58 we've dressed the house for crockery crockery and glassware within the house
06:02 we've got different sets we've got fine bone china for our function room and
06:07 we've got a Royal Dalton range incorporated for our kitchenware so
06:13 guests can choose which we would like to use we have an operations team a
06:18 housekeeper and a group of people to assist guests within their stay so if
06:24 guests would like a housekeeping to come in mid stay and address the house for
06:28 them we can absolutely do that if they want the function room set on a day-to-day
06:32 basis we can absolutely do that so along with the house from a safe self-catering
06:36 perspective we do have an operations team that will assist guests from a
06:41 booking to booking basis
