00:17 from across the UK. My name's Laurence Cook-Annan, Digital News Editor, and I'm here with my
00:21 colleague Alice Bird. Hi. So Alice, there's a number of interesting stories from the world
00:26 of property today, and I see you've written one about a new service station, so perhaps
00:30 you can tell us about that. Yes, I imagine as a driver you've probably heard of MOTO,
00:34 the service station operator. Yes. So they are now setting their sights on a new service
00:39 station in Preston, so it's planned for Junction 2 on the M55. It'll include kind of what you
00:47 can expect, so you know, a main building with toilets, food and drink, and also a petrol
00:53 station as well as a children's play area. Okay, I'm always hoping for a Greg's, I have
00:56 to be honest. Me too. My wife's not watching. Do you have a favourite when it comes to service
01:01 stations? Well, it's a strange question to ask, but I actually do. My favourite is the
01:05 Teeway services on the M6, which is less of a service station, it's more of a deli. Does
01:10 it have a lake? It has a lake, you get fine pate and cheese, and actually when I was last
01:16 there I was in the queue behind New Order's Peter Hook, so it's also a celeb hotspot as
01:20 well. So very interesting. Good to know. Good to know, and they're always pretty popular
01:24 with our readers, so that'll be interesting to find out more about the latest plans for
01:28 the Preston services. Staying with property, we've also covered news that flexible works
01:35 based company Cobra is launching its first UK site in Manchester. They've picked 100
01:41 Barberolli Square, which is a very landmark building in Manchester, for 30,000 square
01:46 foot of sustainable space. It's actually a growth area in the UK, sort of flexible workspace,
01:54 despite the sort of global business we were running into some difficulties, it does seem
01:58 that in the UK that is doing well. I mean, have you seen any stories along those lines
02:03 about flexible worksites? Definitely, yeah. I mean, we've covered quite a few stories
02:07 regarding Cubo, which is another flexible workspace operator. So they're headquartered
02:12 in Derby, but they've expanded to operate sites across the UK. So you have them in Birmingham,
02:18 Leeds, Manchester, and in the Bankhouse development, which is recently opened in Newcastle. Yes,
02:23 they're a real regional success story, actually. I think they've got some investment for literacy
02:27 capital, which is driving forward their growth plans. Okay, well, away from the world of
