00:00 The site in total, parcelage place, off Church Road in Maidstone is 421 new homes, a mixture of affordable housing and private.
00:12 We've been developing the site for probably two years now.
00:17 And at this stage, we are currently build completed and occupied on 43 private homes and another 29 affordable homes.
00:31 I think it's fair to say that this site has been probably quite challenging from the point of view of the early stages of delivery.
00:39 And that's both from Bellway's perspective and probably from the local residents perspective.
00:44 We have undertaken an extensive amount of, as well as building the homes, we've undertaken an extensive amount of infrastructure to deliver the site.
00:54 That infrastructure being the provision of services to accommodate the site, but also probably more importantly, it's the provision of lots of off-site road improvements around the surrounding area.
01:06 Those road improvements being primarily in the location of the site itself, in the facility of the site itself along Church Road, but probably more importantly, along Derringwood Drive and Wellington Street.
01:18 Those roadworks are nearing completion now, which I should imagine probably the community are as relieved as we are that they'll see the disruption to Maidstone stopping now.
01:32 Hopefully by the end of May, those roadworks will be complete.
01:36 At that point, Bellway's will be fairly self-sufficient on site in the sense of the disruption outside of the sort of confines of the site itself will end.
01:47 And I think with this disruption ending, I think for everybody's sake, hopefully the road network in the area is less congested by Bellway's activities, but also the road improvements that we've finished by that point.
01:59 Hopefully the community will start seeing the benefits of those improved junctions.
02:03 And then at that point, we are sort of focusing primarily then on the delivery of the remaining homes on the site.
