01:33And without further ado, let me introduce to you Dr. Mary Gauso.

01:40Hi, Tito Buts, I'm good.

01:44And thank you for having me as your guest for this wonderful vlog spot of Manila Times.

01:59Mary, how did you arrive at, you know, paano ka nagkaroon ng profession sa real estate?
02:05Paano yun?
02:06How did you start?
02:07Okay, yung kwento mo, yung beginning.
02:09Actually, my real profession is I'm an optometrist.
02:14Alam mo, typical Chinese.
02:16My parents wanted to invest also sa properties.
02:19So sabi nila, dapat isa sa inyo mag-aral ng maging broker.
02:23So nag-aral ako maging broker, naging appraiser, naging consultant.
02:27And when I started to do it seriously, nakatigim ng commission, nakabenta, naweli na.
02:35That's the shift, no?
02:37Kaya medyo talaga, very interesting rin kasi real estate.
02:40Lahat ng tao may need sa real estate.
02:42Whether downsize, expansion, so lahat yan may kailangan ng real estate.
02:49Correct, correct.
02:50So you're, meron talagang Aisha for real estate.

02:57So tell me, ano ang mga challenges sa starting a business when you were beginning your real estate?
03:03Ano mga challenges?
03:04Actually, syempre maraming competition.
03:08There's also a lot of license brokers especially now.
03:11We have about 30 plus thousand if I'm not mistaken as of latest sa PRC na license.
03:16Kasi regulated na ngayon, hindi kagaya dati.
03:18Ito yung license lang?
03:19Oo.
03:20Hindi pa yung mga...
03:21Unlicensed.
03:22Unlicensed.
03:23Hindi registered sa PRC.
03:25Kasi regulated na ngayon practice.
03:27Hindi kagaya before, hindi kailangan ng license, hindi kailangan ng professional as PRC.
03:33Syempre, the government want to protect yung interest ng mga clients.
03:37So they make sure that professional yung mga maghahandle.
03:41That's why meron na siyang full course which is the BS Real Estate Management.
03:47Bachelor of Science na talaga.
03:48You have to take it as a full course.
03:51So talagang naging professional yan?
03:53Bakit?
03:54Were there a lot of hunky-punky, a lot of mga complaints and all this?
03:58To the point na kailangan natin i-regulate ito?
04:02I think even before, way before, it should be regulated na.
04:06Kasi this involve a lot of amount.
04:08Malaking amount.
04:09Whether rental, buying, malaking amount.
04:12Syempre, if you're licensed, you will be accountable in whatever you're doing.
04:16Just like driving without license and driving with license.
04:19Exactly.
04:20You're driving a car, you don't have any license.
04:25So again, ilang taon na ang Rehab?
04:30At the Real Estate Hub, we've been in the business for 25 years.
04:33Oo, 25 years, atandaan niya.
04:35One of the credibility, di ba?
04:37Importante yan.
04:38Wag kayong maghanap ng kahit sino na lang, yung credibility.
04:4225 years?
04:43Yeah.
04:44So was that easy climb talagang or how did you manage to reach that 25 years?
04:49Silver na yan, di ba?
04:50Yes, yes.
04:51That's something that we're very proud of and happy because of God's grace,
04:55God's blessing, God's favor that we were able to reach this stage of us wherein
05:00client are the one looking for us.
05:02And we already established even broker's network, buyer's network,
05:07seller's network.
05:08So, na-establish din natin.
05:09And it's not really easy because everything is not coming overnight.
05:13Talagang maraming networking na ginawa.
05:16Given also, Tito Buts, that I handle class for St. Benilde Lasal for 9 years.
05:24So, nagtuturo ka rin pala?

05:40Nagbe-benda ka, may family ka, nagtuturo ka.

05:44Ano yung mga secret ni Dr. Mary?
05:46A lot of mga ano eh.
05:48Everything is time management and I'm so blessed with my team.
05:51I have 100 employees and they're all working with us for long already.
05:55And the clients are already directly coordinating with them.
05:59Importante, maduplicate din natin yung sarili natin.
06:02And we are so blessed with our staff, our employees.
06:06With our 12 departments kasi ako meron.
06:09Meron kaming legal, may appraisal, may property management.
06:12So, one-stop shop.
06:13So, complete package pala ito.
06:15Hindi lang nagbe-benta ka ng lupa, tapos na.
06:17One-stop shop.
06:18So, meron kang legal, meron kang…
06:21Appraisal, property management, documentation, brokerage team, marketing team.
06:26So, as in lahat ng possible nagproblemahin ng isang kliyente, we can handle it for them.

06:55The Real Talk Real Estate book, purposely, is really to capsularize all the learnings
07:02that I have for the past 25 years and cascading to all aspiring broker, to all practicing
07:09broker that they can be guided on whatever tips that I have indicated here works with
07:16me.
07:17Again, of course, what works with me might not work with them.
07:19Correct.
07:20What works with them might not work with me.
07:21But then, I make sure that you will enjoy learning a lot of things.
07:26Yung mga kailangan nating do's and don'ts, mga tips natin.
07:30Ito from your experience.
07:31This is not theory.
07:32Yes.
07:33This is all from your experience in the day-to-day affair of, you know, starting your business,

07:39Exactly.
07:40Kaya nga sabi nga, real talk eh.
07:41Real talk, real estate.
07:43Yes.
07:44So, what else can they learn from this book?
07:47A lot of things, no?
07:49Lalo na, ang pinaka-closing difficult real estate transactions.
07:53Kasi a lot of mga transactions, sometimes may mga deal breaker.
07:57May mga things that we have to know more so that our client will be guided.
08:02Kasi if we are in authority to advise our client what things to do.
08:07Kasi not all clients are familiar with all the laws and all the procedure requirements
08:14sa real estate.
08:15So, they need expert like us, no?
08:17Being, me holding, actually I'm holding eight licenses.
08:21But for real estate, I'm holding broker, appraiser, and consultant.
08:26And incumbent national president ako ng PARA, buong Pilipinas na appraiser.
08:30Oye, congratulations ha.
08:31Incumbent president siya ng PARA.
08:33Okay.
08:34The Philippine Association of Realty Appraisers.
08:36So, most of our members are bank, from assessor office, mga LGU.
08:41We're happy to work, also network, with mga nasa government, nasa bank, and other.
08:47Being the national president, we had a lot of activities, seminars that we are reaching out to all members.
08:53Syempre, para to level up to ano yun practice natin, mga best practices natin na didiscuss with them.
09:01Correct. So, tell me, Mary, meron pa bang future sa real estate?
09:05What is the future that you can see now?
09:08From next 2024 onwards, anong nakikita mong future sa real estate?
09:12There's a lot of opportunities given before pandemic, pandemic, no?
09:17Actually, wala naman talagang season ang real estate.
09:20Sumuli, recession-proof to?
09:21Wala, wala.
09:22Kasi, alam mo naman, ang infrastructure natin is one of our key factor in...
09:30Tuloy-tuloy ang construction natin, ilan bypass yung ginawa, ilan skyway, mga gano'n, lahat yan in place.
09:37So, I think what we have to do is just really to look for what are the opportunities that we have within your reach.
09:46Kasi, syempre, lahat tayo, lahat ng brokers, they have different place.
09:50They have different local wherein they have to be known para maging expert sila in their own capacity.
09:59So, that's something that really they have to work on.
10:04So, the opportunity is unlimited.
10:06Kailangan mo talagang, ano ba ang classification ng isang taong gusto pumasok sa real estate?
10:11Aside from learning, what is the more or less two criteria that you can see that can make somebody real successful sa real estate?
10:21Ako, ang key sa lahat, not only in real estate, you have to be passionate in what you are doing.
10:25Ayan, ayan, oh, passionate.
10:27And second, you have to put God first.
10:30Mas ina-passionate ka, wala yung component na...
10:32Pero superman thinking ka naman, wala rin.
10:35Wala kang component ng spiritual that mukhang ikaw yung magaling.
10:39So, the spiritual component should really be part of it.
10:44Put God first.
10:46Kaya nga ang aking life verse, Philippians 4.13, that I can do all things through Christ who strengthens me.
10:52Yes, that's true. Ganun din ako.
10:54So, ito ba nakikita mong rehab going beyond the shores of the Philippines?
10:58What is your plan?
11:00I mean, what is your dream that you want to claim?
11:03The next few years, probably.
11:05Can rehab go beyond the shores?
11:07Of course, that's one of the major plans.
11:10That's why I'm taking up environmental planning.
11:12Dahil I wanted to, from starting, nagbibenta ako ng condo, townhouse, house and lahat.
11:19So, I think I should come up with a parang legacy.
11:22That's why I wanted to come up with a parang master planning, environmental planning component.
11:30God willing, if we can come up with a major development of environmental,
11:37parang mixed-use na mga malalaking project that magkakaroon ng airport, seaport, we will develop.
11:45So, you can also go in other countries?
11:47I mean, just like these other brands that we now see in our country.
11:50Yes, yes.
11:51Can this be a homegrown, the first homegrown na real estate company going outside the Philippines?
11:58Exactly.
11:59So, you can really compete with them, diba?
12:01Yes.
12:02So, as a member of PCC-IA, siya po ay isa sa mga board of trustees namin sa Philippine Chamber of Commerce and Industry.
12:11Si Mary is very, very active.
12:13And today, we're being hosted by Mary.
12:15And beside that, it's her birthday.

12:22Okay. So, yan e, kung baga, ano ba tawag natin?
12:28It's a month-long celebration.

12:43But we wanted to cater first sa mga associations and mga friends lang muna.

13:02Dahil, we wanted really to use as an avenue to be a channel to others.
13:09Because a blessing is not a blessing unless it's shared.
13:11Kailangan blessing tayo lahat.
13:13That's true.
13:14And I cannot keep all the information here by myself.
13:18It should be cascaded.
13:19Somebody should learn about the practices that we've invested for the past 25 years.
13:25In other words, Dok Mary is leaving a legend.
13:28You're creating a legend for the next generation to pass on.
13:31Doing the best practice in real estate.
13:34Yes.
13:35So, ang real estate ba?
13:36Isang kwestyo lang na parating sumasagi sa isip ko.
13:39Is real estate just the land?
13:41Or are you talking of what?
13:43What does real estate really cover?
13:46Lahat yan.
13:47Encompassing tangible land, agricultural, industrial, commercial, shopping complex,
13:52condominium, lahat yan are all real estate.
13:55So, real estate, chan.
13:56So, hindi lang yan pagbibenta ng lupa.
13:59Kung hindi, building, property.
14:01But nasabi mo kanina property management.
14:03Anong nga ba yun?
14:04Kasi I'm sure may mga taong naghahanap ng property management.
14:08Alam mo, there's a backlog for property management in this country.
14:11Why?
14:12Because there's a lot of building coming up and there's a lot of project.
14:15But there's a lack of property management team to handle.
14:19So, hindi pala basta-basta na I put up my building and that's it.
14:23I lease out.
14:24I really need a professional like you for property management.
14:28Yeah, because there's a lot of things that we really need to be aware in handling a building.
14:34Especially the safety of all yun mga earthquake drill, fire drill, yung mga waste disposal.
14:42So, there's a lot of things.
14:43So, property management, that is one of my favorite.
14:46And that is one of my topic in handling sa mga class ng mga Lasal and St. Benilde Trinity.

14:55Yung mga may-ari ng properties.
14:56Wag nyong basta-basta lang pa-manage.
14:58Kasi kailangan natin ng professional.

15:24So, it's not easy only just build up your building, but again, the accountability of
15:29the day-to-day.

15:31So, hindi ko napapatagalin at the celebration ako nga, papagalitan ni doc.
