00:00How is the digitalization of the real estate market?
00:04As every year, we focus on what has been the year and what is the progress of digitalization in real estate agencies.
00:14Unfortunately, I have to say, as always, our sector is a little late, but it is symptomatic,
00:19because Comparto Italia, if we compare it with the rest of the foreign market,
00:24is late in terms of digitalization and artificial intelligence.
00:29The main problem is not the lack of technology, because there is a lot of technology,
00:35there has been a tremendous acceleration in terms of technology and artificial intelligence in recent years.
00:43The problem, however, is the base, the source of data,
00:47because artificial intelligence, machine learning, is based on the database available.
00:54If the quality of the data is good, we can obtain good data at the level of elaboration
01:01and therefore obtain perfect answers, or almost, at least we find ourselves,
01:05the poor technicians who develop technology, which can really help users.
01:11But where there are incomplete, dirty, missing data,
01:15it becomes increasingly difficult to be able to give a qualitative data, a qualitative answer,
01:21and therefore it becomes difficult to compete in the market with, perhaps,
01:25realities that have a higher quality of data.
01:28Fundamentally, there is a problem of computer culture and digital divide.
01:33Unfortunately, in Italy we have a poor computer literacy.
01:38The real estate sector is unfortunately a sector where there is a very old staff presence.
01:44If we want, some white hair can be seen.
01:46We have, however, many young people who are getting into the profession,
01:50who are starting to populate Italian real estate agencies,
01:53also thanks to the fact that category associations, franchising networks
01:58and a little more innovative agencies are putting resources on the field.
02:02So, perhaps, let's restore the trust in the new generations
02:06to go to work with a better quality of this information.
