00:55Now, this isn't the most obvious location for a sharp looking radical house.
01:00But you're not going to be able to see this modernist home from the outside because they're
01:05going to hide it inside the shell of another much older building.
01:11That building is 200 years old and was originally a textile mill.
01:16It's also been used as a warehouse and workshop.
01:21It had been empty for four years when a local couple saw it and decided to make it their dream home.
01:29It has a palpable air of abandonment.
01:39It's not very inviting.
01:41But I'm armed and I'm going in.
01:51What a dump.
01:52It is a shell.
01:53It's nothing much more than that.
01:58Nobody looks as though they've ever lived here.
02:01It's all just been left and trashed.
02:04Oh my goodness.
02:05It's quite hard to imagine anybody having the vision to turn it into a home.
02:22But the couple I'm going to meet, Chris and Jill, seem to have that vision.
02:27The vision to build a high-tech modern interior inside of this old mill.

02:50I mean, honestly, it looks like it ought to be pulled down, let alone rebuilt.

03:01Somebody told us it was up for sale.

03:11Why go through all the rigors and the heartache of having to convert an old building?
03:15Because it, I think it would have been hard to find something that's got this sort
03:19of character.
03:20An old property, I think, always gives you more character than the new build.
03:25So, we're having the best of both worlds, because we like old properties.
03:29We're getting that old, nice old feel.
03:31Yeah.
03:32And then on the inside, we've got a modern feel.
03:33Mm-hmm.
03:34So, and I don't think we would ever get that with a, a new build.
03:38You've got a motto, haven't you, for this build?
03:39Yeah.
03:40Fail to prepare is to prepare to fail.
03:42Fail.
03:43And that is, because we've planned it for so long.
03:47Yeah.
03:48And we've tried looking at every aspect.
03:50It's, it's no good just saying, oh, yes, we'll do this, this, this, this, and this.
03:54Because all you do is you just dig yourself a massive big hole.
03:57Yeah.
03:58And the only way that you're going to fill that hole is just to chuck money, money, money
04:01at it.
04:02And then that's why all your budget runs out.
04:04So.
04:05So we've, we've prepared it.
04:06Planning.

04:08Planning absolutely.
04:09Is, is, is everything.
04:10Yeah.
04:11They're bringing a 19th century derelict shell back to life with an interior that reflects
04:17the best of modern design.
04:19The inside will get completely stripped out to leave a huge open plan living, dining and
04:26cooking space downstairs.
04:28The core of the new internal structure will be a steel frame that'll be on view.
04:34It'll support the first floor and cradle the new sleek steel staircase.
04:39A rather odd and adventurous central feature would be a curved wall shower visible from
04:46nearly everywhere in the building.
04:48Upstairs, the bedrooms are fairly standard, arranged around the large central full height
04:54atrium.
04:55Above, the old roof will be pierced with glazed openings to fill the space with light.
05:04The mill and land cost 50,000 pounds.
05:08And the budget for the build is 150,000 pounds, making the total cost of their dream home 200,000.
05:16The whole project is being paid for from savings.
05:19It's February, and work begins on the basic structural repairs that are needed.
05:26This may be a high-tech build on the inside, but stage one is to restore the original shell to something of its former glory.
05:34That means rebuilding from scratch the wall facing the road.
05:39It's been declared unsafe, so it has to be taken down and put back up again.
05:44Chris and Jill seem passionate about sensitively repairing the bits of the mill they're going to keep.
05:50Each stone is cleaned and reused.
05:57The roof also needs to be completely rebuilt, so all the original slates are taken off,
06:03and they'll also be used again to ensure the entire shell of this building is restored using the original materials.
06:09What Chris and Jill are doing is quite unusual.
06:17There are hundreds of disused mills in Huddersfield, dating from its heyday 200 years ago as the centre of a thriving textile industry.
06:26They're now mostly used for offices and storage warehouses, and sometimes for flats.
06:40But small mills that can serve as one house are very rare.
06:45The completely derelict state of theirs gives them a fantastic opportunity.
06:50They can wipe the slate clean here on the inside and indulge their imagination.
06:59Come on here, we'll put your back into it.

07:25He and Jill are going to be working very closely with the builders.
07:29They have to.
07:31Dovetailing the modern into the old needs a very thoughtful approach,
07:35and I just don't know if they can carry it off.
07:43It's first thing in the morning.
07:45There's no one here. It's absolutely deserted.
07:48And the house itself is completely stripped out.
07:51Chris and Jill have got that big empty box they wanted,
07:54and at last they can start the real work of building their dream.

08:29When you get the ceiling on, that'll make the space seem a lot wider.

08:40And when you think that most people's sitting rooms are, what,
08:44three metres, ten foot by four metres tops?

08:48And yours is 30 metres by 45.
08:51I suppose, isn't this the point at which you sort of turn a corner,
08:55having sort of stripped the place out,
08:59re-laid the screed concrete floor,
09:01now you're kind of starting to build.
09:06Chris and Jill's new home will be a big change for them.
09:10At the moment, they live in a recently built trad,
09:13Yorkshire Cottage, which they've decorated in a simple country style.
09:18So I want to know how far away from this cosy look they're planning to go.
09:26They're taking me to the house that inspired them.
09:29It may not look much from the outside,
09:31but inside there's a surprisingly modernist interior.

09:39This is his first.
09:40It's wonderful.
09:42Look.
09:43Very modern.
09:45And this is all in the hallway.
09:47Come on.

09:52It's huge, isn't it?
09:53Yeah.

09:58Don't you feel as though it's got an air about it?

10:02It's not this kind of clinical minimalism.
10:05It's very, very soft.
10:06Very user-friendly.

10:08Really, really comfortable.
10:09And you've got everything you need.
10:10That's sort of squishy things in it.

10:13I said to Jill, just come and have a look at this house.
10:14And she walked in, it went,
10:16whoosh.
10:17Just unbelievable.
10:18So we immediately thought of this space as,
10:21God, we could use the mill,
10:23because we always said we didn't know what to use the mill for.
10:25Well, this is just so fitting.
10:27Perfect for it, isn't it?
10:28Absolutely.
10:29So this whole place is very direct piece of inspiration.
10:31Yeah.
10:32Yeah.
10:33Definitely.
10:34Very central to it.
10:35Actually, Chris and Jill are no strangers to contemporary design.
10:45They run a successful joinery company
10:48that specializes in fitting out hotels and bars.
10:53So they're both used to working to high standards of perfection
10:57and both have a keen eye for detail.
11:00What about...
11:01Have we got finish floor to finish floor, haven't we?
11:04However, the first key feature of their new high-tech home
11:09is being made outside their control.
11:11The internal steel frame will hold up the existing walls
11:15and create the layout of the new interior space.
11:18It's also a crucial, visible feature of the new interior.
11:22This is a job they've had to hand over to steel work specialists.
11:27It's May, and four months into the build, the steel frame is due on site.
11:36The custom-made steel frame has been built off-site in pieces,
11:50and it's never been put together.
11:53Steel isn't a material that's easy to make adjustments to,
11:56so we're all hoping the key parts of this frame are millimetre perfect.
12:02It's a vital part of the build, so the architect, Adam Clark,
12:06has come down to site to supervise the fitting.
12:09This has been your baby, hasn't it, the steel work?
12:12Yeah, well, yes, Jill and Chris have been a bit apprehensive about that,
12:16mainly because they're not used to seeing steel going to domestic buildings.
12:20Of course, Chris is a woodman, isn't he?
12:22That's right, yes, so he's all about MDF and timber, et cetera.
12:26What's he like as a client?
12:28He strikes me as being obsessive about quality, about detail.
12:32He looks at this stuff and he says,
12:34you know, you just can't get decent workmanship anymore.
12:37He's quite dismissive of a lot of building practices.
12:40Well, I think because his work is very fine,
12:43and because it's shop-fitting, it has to be very accurate.
12:47And a lot of the muck and bullets, as I call it,
12:49for the rest of the building work is quite rough and ready.
12:52And I think he finds it hard to accept,
12:55why can't it be down to the last millimetre?
13:01Nice and straight.
13:06I'll tell you what, the drill starts falling down.
13:08The vertical columns are bolted to the ground,
13:11and the plan is to fit the horizontal first-floor steel beams to them
13:16without removing the existing wooden beams,
13:19because they're what's holding the building together.
13:22We're just making sure, without pulling these out,
13:25that the steels will sit across the top
13:27without interfering with these.
13:29But we want to keep these in to stop any spread,
13:33if we're going to have any spread.
13:35You mean to stop the building from falling apart?
13:37Yes, it's an old building.
13:39So if we can at all possible, we want to sit the steels on top of here,
13:44weld them, bolt them together, and then chop these out.
13:51The horizontal steels that run alongside the old wooden beams
13:55are not a problem.
13:56They go in without a hitch.
13:58It's the other ones that are causing the head scratching.
14:01So this is the beautiful, elegant design for the steelwork for this house.
14:08Essentially, it's like a noughts and crosswords frame.
14:11There's four big pieces of steel on four big pins,
14:15legs sticking out the floor.
14:17And that takes all of the weight of the first floor onto these four pins.
14:21At the same time, it gives you these great big light wells throughout the building,
14:25and the steelwork ties all the four walls together.
14:29Now, the problem is that so far,
14:32they've only been able to put in two of the long beams
14:34because the big, long ones they can't put in
14:37because at the moment they would foul
14:39against the five or six big old wooden beams
14:44that run across the building like this.
14:46They can't get them in now until they take these out.
14:50And when they take these out,
14:52the builders are rather concerned that the building will spread.
14:55I thought builder spread was something else,
14:57but in fact it's this.
15:01And that does not form part of Chris's master plan.
15:08Chris and Jill spend a nail-biting hour
15:11double-checking the measurements,
15:13but there's nothing for it.
15:14They have to take the risk and remove the old wooden beams.
15:18It's a tense moment.
15:20They just have to hope that the 200-year-old walls don't fall apart.
15:36So, we're there.
15:38We've got the camera to this.
15:39Right, it goes down.
15:41Well, of course, their mill didn't fall down,
15:57but it might as well have,
15:59because the whole palabra of the steelwork
16:01has really left Chris and Jill quite shaken.
16:03They love to be in control of all the details on this project.
16:07And they've got incredibly high standards,
16:10which, frankly, I don't think they're ever going to be able to meet.
16:19The steel frame is doing a decent structural job
16:21of holding this old Huddersfield mill together.
16:24But remember, all this steel is going to show.
16:27It's a key design element in the high-tech modern look they want.
16:32And Mr Millimeter Perfect isn't happy.
16:36So, here we are now.
16:37We've got the steel framing.
16:39And I'm not perfectly happy with it.
16:44I'm just a bit disappointed with the quality.
16:47Because all these steels,
16:49they've got to be all sprayed up and feel like glass.
16:53And as you can see on there,
16:55I mean, it's like a badger's backside.
16:58You know, it's rough as hell.
17:00You know, so they've now got to come back.
17:03They've got to sand it off.
17:05They've got to grind the welds off.
17:07And really, with a bit of dual care and attention,
17:10this could have been done in the workshop
17:12and we won't be in this situation now.
17:15But I'm sure we'll get there at the end of the day.
17:17Put it this way, we won't accept anything else.
17:23It's late May.
17:24The steel frame has been in a week
17:26and the shell of the building is now watertight.
17:29So inside, the new build can really get going.
17:33This is an exciting moment,
17:36not least because the work is back under Chris and Jill's control.
17:42They've brought in their own joiners
17:44to ensure all the details are perfect.
17:47And it's all run from Command HQ, just ten minutes away.
18:00This is Chris and Jill's workshop,
18:02from where they can monitor everything.
18:04What's that file then?
18:05That's the master file.
18:06This one is?
18:07This one is the attention to detail file.
18:09OK. Effectively, these files, together with the drawings,
18:13form the whole specification with the whole job.
18:15The whole job is on this table.
18:16That is the job.
18:17And it lives here?
18:18Yeah.
18:19This is kind of the nerve centre,
18:21the nerve centre of the whole project,
18:24from which everything comes, all decisions are made
18:26and all information is disseminated.
18:28And Jill can go into any one of those and look at any number,
18:32take anything out and she can say,
18:34I don't like that or I like that and we can redo it again.
18:39What are these lists?
18:40All these boxes are room by room.
18:42So, hang on a minute, it says here, two double socks.
18:44This is top room attic.
18:45So everything in this box is for the top room stroke attic.
18:48And just in case they can't remember, it's the little map as well.
18:53Does everyone have a little map?
18:54Yes.
18:55Everyone has a little plan.
18:56And then I've checked and then I've had someone else check.

19:01What, check the contents of each box?

24:46The restoration of the mill is nearly finished, but the inside is undergoing a revolution.
25:01All the original features are going to be boxed in and hidden behind plasterboard to give the new, clean, sleek look that Chris and Jill want.

25:46In only a week, the whole place is transformed and painted white. It suddenly looks like a classic modern space.

26:10You painted all the steel work, put the floor in. What a space. It's bigger than I thought it would be. This opening is huge, isn't it?

26:24It's the first time we've ever, ever had white. It's a bit to get used to.
26:30But it is very pure, isn't it? Very pure shapes, very pure colour. But then you've got no detail.

30:27It doesn't fit, it's going to get bit of merit.

30:30And I'm not a plumber, and it really, really frustrates me that I'm going to stand in between
30:34like a judge and just make them play on a fair playing field.
30:39You're putting two and a half grand's worth of boiler in, you're putting like six, seven
30:43grand's worth of Underfloor Heating in, and you're thinking, God, is this going to go
30:46all right?
30:47And then it's telephone calls, telephone calls, telephone calls.

30:52And you just feel like, well, why didn't I buy a combi boiler?

31:22It's only eight weeks to go before their modernist dream is due to finish.
31:28And suddenly, they've heard their old house has been sold.
31:32That actually means that on top of all the work of building a new home,
31:36they've got to move out of their old one.
31:38This means packing up all those little knick-knacks.
31:41In fact, boxing up their old lifestyle and pretty much getting rid of the lot.
31:50It is extremely stressful building your own house, being your own client.
31:54It is doubly stressful when you're as particular about every detail as Chris and Jill are.
32:00And to make matters just a little bit worse, they've now sold their house and they're moving in,
32:04together with their two dogs, to live with Jill's mother.
32:08Now, of course, for Chris, that means eight weeks of living under the same roof as his mother-in-law.
32:13It's October, and the final crucial elements of Chris and Jill's home are being delivered,
32:24the staircase and the balustrade.
32:26The success of the overall design rests on elements like these.
32:31And Chris and Jill know that.
32:33They've been working on their staircase for six months.
32:36And like all the steel here, it has to be millimetre-perfect.
32:40This time round, they've been 100% in charge.

34:30the courage to marry this historic structure with an uncompromising modern interior Jill and Chris have
34:48been building their house for 10 months and now it's finished it's on schedule I'm told that it's
34:54on budget but the real test for them is whether it's going to measure up to their very high exacting
35:01standards take my shoes off hello you two how are you very well very well a bit different how's it
35:13looking it's fantastic isn't it it's like walking into a sort of television commercial it's kind of
35:21it's like a beautiful dream we're in our of it you must have worked so hard to get it to this kind of
35:27level everything's just the way that we envisaged it would be but a million times better what drove
35:35you to want to want to put that you know kind of large canvas up there we knew it needed something and
35:40we didn't want one block color because we thought it would be too overpowering for the house I think
35:47and it developed from there didn't we sort of thought mmm we could have a nice picture or something yeah
35:52and they're painted directly onto the wall yeah so what happens when you reject it well we will get
35:57tired of it what just having your pants it but that dining table is still a very long way from that
36:08kitchen so you're telling me you take your breakfast from there every morning and no granite kitchen
36:18everything I mean everything here is kind of supreme respect really beautiful respect yes but we've
36:25tried 10 out of 10 number we really have tried yeah yeah where everything and more and yeah but does
36:33it feel like I don't being in a glamorous film or does it yet feel like home it feels like home but then
36:42again it doesn't I'd feel it's because it's so new everything's so new and I want to keep it so
36:47perfect so can't wait till she makes that first big spill yeah what I noticed though is that as we're
37:02talking that the clouds are going in front of the Sun and the lights changing and the feel the quality of
37:08the interior changes changes with it in an instant you know that's why we never we never ever put
37:14anything in that outshone anything else we tried to keep it like that with everyone so we weren't
37:22bland we want to go watch not one piece to stand out more than the other so you walked in and you
37:27looked at the whole house and then you sat down and started looking at things it's nice that people
37:32sit down then there's lots of things I keep my eye keeps getting drawn to that I hadn't noticed before
37:36as Chris and Jill have found this classic modern look demands that every detail is right this was the
37:46focus of a lot of heartache wasn't it this staircase this was the biggest problem in the house deciding
37:52what materials what style just and safety to it it had to be practical it had to be safe but it had to
38:00look right yes you got you can't bury it can you I mean it's it's fully exposed in this space from all
38:06angles it had to be gradual and it had to be the downstairs leading upstairs evolving into the
38:13upstairs you know we we've got the black that marries the black granite tops that marries the black settee
38:19you know the stainless steel that pops up a lot yeah yeah and this would is what this would is
38:25maple maple which represents the table and the kitchen and everything so you've actually kept
38:31the materials you've used to it to a minimum you use each material the maximum number of times you've
38:36repeated materials throughout and repeated colors throughout yeah well that's worked well we we think
38:42it's solid isn't it really you know really solid but it does feel like it seems to be on the galley on the
38:57galley this is extraordinary this does feel like being on the boat doesn't it just see you can see
39:01the steel doing its job the steel frame and it's hung off the wall it's very good it's like free
39:08flow it's very exciting isn't it and this is the bedroom it's changed you look like you weren't
39:14going to have the bed round this way were you you were going to have it against that wall so why is
39:19that because when you laid this way and you look up there it just felt as though it was coming in
39:26at you and so I couldn't sleep because you you the bed would have been oriented around the narrow
39:31across the narrow part of the room it's funny because if you go down like that right I suppose
39:36lying this way also you can lie in bed and get a view out of the window yeah and this is your kind
39:41of um sitting area isn't it this is your little sitting this is the dog's bedroom and this is the
39:47shower I know at the total cost of five six thousand pounds some incredible so absolutely mega but is it is
39:56it worth it oh my god that's great you put that shower on and it definitely but is any shower any
40:08bathroom worth six thousand pounds I mean can you justify spending that kind of money look at the grill in his face look we didn't realize it was going to cost that much when we started
40:20the shower I got the stereo is it worth it it is because it acts as two things because we get
40:26that really nice lighting slot downstairs with the glass bricks and everything so it serves two
40:30purposes and it wouldn't one is an expensive light and one is an expensive shower but it's done now what
40:40can you do can't all be enjoy it oh yeah enjoy it so the trouble is I have to clean it out whenever
40:46shower so it takes for 10 minutes to have a shower and 20 minutes to clean it out so how much of this
40:53whole project is is indulgence do you think seriously every bit of it yeah it's gonna be it's what we it's
41:02what we've wanted we've done it we've never ever gone 10 out of 10 ever we've gone for the full
41:10amount of this yeah so your budget to buy the place and do the structural work building work was
41:15what 200 something like that yeah originally you've you've spent some presumably on fixes and fittings I
41:22haven't brought it up yet because I've been so busy but I've sort of kept a rough total of how much we
41:28spent in total everything sort of that's absolutely everything because that's what I need yeah so what's

45:19that I really like but can you specifically pick one piece that you're not happy with that bugs you
45:25the steel work which always has done I hate it when I sit down and look at the reflections off the
45:31lights and see the little bits of niggly little bits that I want to get just scrape them all off and
45:39I know I can't what about you Joe what's it what's your bit that you're kind of you come back to and enjoy
45:44again and again the space it's got to be the space more than anything I love having this open space just
45:52it really does give me energy is there something in the house that knocks you um is it you shouldn't
45:59ask me something like that because I do the cleaning and you see when I'm doing the cleaning I see all the
46:05little faults and little niggly bits but I've got to let it go on time hmm you said right at the beginning
46:11that to fail to prepare is to prepare to fail yeah does does that held well we think so what do you
46:20think the way that we look at it is we've we've turned this building around from being a wreck and
46:27we've finished it in ten months hmm and we've got what we wanted so surely in that statement that the
46:34saying failed to prepare is to prepare to fail has worked my personal feeling is I think if if you go
46:39for perfection and you can get 95% it's better than not going for perfection and getting 75% so you've
46:48got to push and push and push and push to try and achieve your perfection I don't know that if I
46:57were given this old mill that I would rebuild it so radically but I do know that what Chris and Jill
47:05have achieved is great all this space has such an incredible energy and surprisingly warmth and their
47:14obsession with detail and design means that everything here has been really properly thought
47:19out and properly laid out within the larger space there are smaller successful spaces and everywhere
47:26there are little elegant details I think I'd be happy living here I know I could certainly enjoy myself
