00:30:43We'll have a big island decked out with smart features
00:30:46And we'll use our small space wisely by attaching a dining table to it for the whole family
00:30:50And then we'll add a bar with custom wine storage to set this house apart from a typical flip and hopefully that'll drive up the

00:30:59We'll transform the laundry room into a dirty kitchen
00:31:01Which is an area where you can hide the mess when you're entertaining in our dining room
00:31:06We'll showcase the fireplace with walnut panels and custom fluting
00:31:10We're taking a major risk by spending a lot of money in these rooms

00:31:15But we think our unique additions will make this house stand out and ultimately bring a higher return on investment
