00:00I think it's one of the worst houses we'll probably ever encounter in our entire career.
00:06This house excites the crap out of me.
00:09I'm Kamohai Kalama, right?
00:13And I'm Tristan Kalama.
00:14I put on extra deodorant for this.
00:16We buy and renovate homes in the most challenging place in the country, Hawaii.
00:21The shipping is more than the actual material cost.
00:23The real estate here is crazy expensive.
00:26So to make this work, we have to take on some of the most run-down homes on the island.
00:30Oh, good heavens.
00:33How do we do it?
00:34Our giant family.
00:35I have 87 first cousins.
00:38Yo, what's up, cuz?
00:40More than anything, we want our children to be good human beings.
00:44Exactly.
00:45Can't have little a**holes walking around.
00:47Little a**holes walking around.
00:57Today, we're in Kailua in a neighborhood called Kealoo Hills.
01:03If you go across the mountain, you're right at the ocean.
01:07This area is home to a variety of different families, grown families, young professionals,
01:13and second generation families.
01:16The median list price is right about $1.5 million.
01:19Fixer uppers here in this area are pretty rare to come on market.
01:25So when our friend and agent, Jocelyn, told me about this new listing, I put an offer
01:29in right away without telling Trista.
01:33It's completely normal.
01:35Can you guess which one it is?
01:39Yeah.
01:40It has amazing curb appeal.
01:43You just see wall.
01:44I mean, I can kind of see the carport.
01:51It doesn't look structurally okay.
01:54Look at the beautiful driveway.
01:55Oh, it's gorgeous.
01:56Yeah.
01:57There's the house.
01:58Doesn't it look small from here?
02:00Very small.
02:01But majority of the houses we buy look small from the front, but they're actually not.
02:04They're deceiving.
02:05Well, I know it's not because tax record says there's a bunch of square footage.
02:08How much square footage?
02:091,800.
02:10Oh, yeah.
02:11That's huge.
02:12Yeah.
02:13So what are the deets?
02:14This owner listed this house six months ago for like $1.750.
02:20That's way too high for a fixer.
02:22So over the last six months, they dropped price down to 1.6.
02:261.6 still seems kind of high.
02:28I mean, way too high.
02:29So I put an offer in for 1.2 million.
02:32They accepted that?
02:33They countered at 1.250, and that's what we're in contract for.
02:38Okay.
02:391.250 is a pretty high purchase price.
02:42So do you think you should talk to me about that?
02:45You know.
02:46All right, well, we're not even inside the house yet.
02:50And like the wall and regrading the driveway and new concrete, we're like over $100,000
02:57already.
02:58Noted.
02:59Noted.
03:00A lot of money spent on the outside.
03:02I like the area, though.
03:03Yeah.
03:04The area's great.
03:05The area's great.
03:06Look at the wall, babe.
03:10It's not just the front part.
03:13It looks like it wraps around the perimeter.
03:17I like this, though.
03:18You have views.
03:19It looks like it even gets better in the backyard.
03:23There is a surprise back there that was in the pictures on the MLS.
03:27I love surprises.
03:28A good surprise.
03:29Well, let's go inside, figure out how much more this is going to cost.
03:33Ta-da.
03:34Fully 80s glass blocks.
03:40Dude.
03:42There's a lot going on here.
03:44I mean, this would all come out.
03:47Yeah.
03:48I'm just trying to take it all in.
03:49I think we have to rework the entire layout.
03:52I know.
03:53Everything goes and then rework it.
03:55Dude, what happened to the floor?
03:59Yeah.
04:01All these tiles are buckling.
04:04So foundation.
04:05Add it to the list.
04:06I mean, we have all kinds of concrete work we already have to do.
04:10Great.
04:11First bedroom.
04:12Look at the orange carpet.
04:14Nice.
04:15It feels small and dark.

04:18Is that a closet?

04:49This layout just feels confined.
04:50There's no flow.

05:20So, which one isn't legal is the question.
05:22Well, there's two that aren't legal.
05:24These two.
05:25Got to be these two.
05:27There's definitely some termite damage in this one, water damage, roof.
05:31We've got to do the roof.
05:33Just checking all the boxes here.
05:35I know.
05:36Well, hopefully, the wow factor is on the outside.
05:40This is the part of Kailua we would kill to do a deal in.
05:43I mean, the house itself isn't terrible
05:45from what we're used to,
05:46but the huge failing wall out front
05:49and around the whole perimeter of the property
05:51is a huge red flag.
05:52And it's a pretty high price point,
05:54which is a lot of risk for one project,
05:57but definitely a higher return.
05:58Totally. I hope this door opens.
06:01You got to take...
06:02This gets taken off like this.
06:04Oh, my gosh.
06:07Is this a surprise?
06:08Potentially expensive pool rehab?
06:11Well, at least it holds water.
06:13That is the biggest pool I've ever seen in my life.
06:16Look at how dirty it is, though.
06:18It smells like a dirty fish tank.
06:21I think to be safe,
06:23we have to assume that we're gonna have to retile the pool.
06:27So it's gonna be expensive
06:29because of just how big it is.
06:31But, I mean, look at this, babe.
06:33That's beautiful.
06:35Envision.
06:36This, not so much, but this...
06:37I know, but there's so much potential.
06:40I agree, but factoring in the wall
06:42and, like, being super conservative,
06:44saying that's, like, $100,000
06:46to do all the perimeter walls and the driveway,
06:49I think we're between $350,000 and $375,000 on this thing.
06:53I originally budgeted $250,000 for the reno.
06:56When I put the house under contract at $1.250,
07:00I assume the ARV is gonna be right around $1.875.
07:04And the hard construction costs, right around $30,000.
07:07I'd say $220,000 on finished materials,
07:11so total reno at $250,000.
07:15With closing, selling, holding,
07:17we're adding another $175,000.
07:20And assuming we can get all of that done in about 16 weeks,
07:24that would leave us with a $200,000 profit.
07:27But now with all the structural issue with the walls,
07:30the driveway, the swamp that's supposedly a pool,
07:34this could cost anywhere from $350,000 to $375,000.
07:39And that would just eat up half of our potential profit.
07:42We're in our inspection period, so to be conservative,
07:45I think you need to go back to them
07:47and ask for a $100,000 credit.
07:49It's either we try, and they say yes, or they say no,
07:53and we just move on to another property.
07:55Do you love it, though?
07:57I love the view. It's freaking amazing.
07:59And an Olympic-sized swimming pool.
08:01Okay, so I'll get in touch with Joss.
08:03I'll tell her we need it for $100,000 or less.

10:05Is it that bad?
10:06It's the most gross fish tank I've ever smelled.
10:08Very stink.
10:09To maximize living space and hit the ARV we need,
10:11blow out all these walls, get rid of these five tiny bedrooms
10:15and make room for four spacious bedrooms.
10:17I also want a large open living space
10:19with sight lines straight to the pool,

16:45coastal farmhouse vibe in this house,
16:48but I also want to pay respect
16:49to the home's original features.
16:51So I want to warm things up
16:52with light oak cabinets and floors.
16:55Custom marble for the back space,
16:57and light gray counters in the kitchen.
16:59I'll elevate the space with black fixtures
17:02and a black farmhouse sink,
17:03and we'll use another marble backsplash
17:06to tie in the dry bar.
17:07Ooh, a black farmhouse sink.
17:09A black farmhouse sink.
17:10For the face of the island,
17:11I think we need to do, like, wood slats.
17:14I'm also thinking to wrap the vent hood
17:17in the same material as the island.
17:19It's a high price point,
17:20so everything has to be elevated.
17:22Yeah.
17:23Okay, so that's kitchen.
17:24This is hall bath.
17:26And then we run this
17:27vinyl wood look into the bathroom.
17:30It's water.
17:31Vinyl.
17:32Yeah.
17:33This is all three tub surrounds.
17:35And a black sink in here as well.
17:37And then we do a flat panel white cabinet
17:40with black poles throughout.
17:42I like it.
17:43For the primary bathroom,
17:44we're going to go with
17:45small marble arched tile
17:47with a white countertop
17:48and the pop of modern with the black sink
17:51and the black drawer pulls.
17:52So different.
17:53I know.
17:54I love it.
17:55And then tie in the wood slats
17:56from the face of the island
17:57into the primary bedroom.
17:59And I'm thinking timeless
18:00and sophisticated
18:01with white paint
18:02and black trim on the outside
18:03to complete the farmhouse look.
18:05Yeah.
18:06I mean, that works for me.
18:07So what is in stock?
18:09What's out of stock
18:10that we have to order?
18:11Cabs in stock.
18:13Flooring in stock.
18:14Countertops they have.
18:16All of the tile is special order.
18:18But they said four to six weeks
18:20to get it on island.
18:21You know I always get worried
18:22when we have to order stuff
18:25special order.
18:26I know.
18:27So I want to order it right now.
18:29Okay, let's get it ordered.
18:30Hey guys.
18:31I'm done with the pool
18:32if you guys want to check it out.
18:33Hey Pierre.
18:34Alright, let's see how things look.
18:36Oh my gosh!
18:40Looks like a brand new pool, dude.
18:42Yeah.
18:46This is what you guys had
18:47under all that green stuff.
18:48No way.
18:49Like how?
18:50We drained it,
18:51gave it a good cleaning,
18:52filled it back up
18:53and brand new pool.
18:55Night and day.
18:56Like you didn't have to
18:57replace any tile or nothing?
18:58Nope.
18:59What do you guys think
19:00of those dolphins?
19:01Maybe we sell it to a family
19:02that has young kids
19:03and they'd love the dolphins.
19:04Exactly.
19:05This is awesome news.
19:06We're still updating
19:07the mechanicals as planned,
19:08but with no major plumbing
19:09or tile damage,
19:10we're actually going to come in
19:11under our budget for the pool.
19:14Yeah, I actually saved
19:15a little bit from...
19:16No, thank you.
19:17Oh no.
19:18Oh my gosh.
19:19This is a sample
19:20and I basically took a test of it
19:22to make sure there was
19:23no toxins or anything.
19:24Yeah, it looks like squirrelina.
19:25It's just algae and nasty stuff
19:26and pretty nasty stuff.
19:28Dude, look at all the gross stuff.
19:30I was like,
19:31what are you drinking there?
19:32What would you pay him
19:33to drink that?
19:34How much?
19:35Don't do that.
19:38I'm like, no.
19:41Don't you?
19:44You're kidding, right?
19:46No.
19:47You want to try it?
19:48That's not from the pool.
19:49There's no way.
19:50It's not from the pool.
19:51I was like,
19:52you're never getting excited.
19:54You had no clue though.
19:56You're stupid.
19:58That was so good.
19:59Oh my gosh.
20:00You totally bought into it too.
20:01Thank you for pulling that off.
20:03All right.
20:04Right on.
20:05That was nice.
20:06Awesome, awesome.
20:07No reason why.
20:08Okay, I'll catch you guys later.
20:09Good luck at the house.
20:10Okay, sounds good.
20:11All right, see you.
20:12Bye.
20:18Hello?
20:19Hey, come on in.
20:20Santa here.
20:21Hey, what's it looking like?
20:22Good news for you,
20:23we're reviewing everything.
20:24We're able to keep
20:25all the budget
20:26within the $80,000 of yours.
20:27No way.
20:28So that includes
20:29everything, labor and material?
20:30Yes, sir.
20:31Nice, nice.
20:32Okay, so when can you guys start?
20:33You sign them, we send them.
20:34Okay, brother.
20:35Mahalo.
20:36Mate.
20:47With the deal done,
20:48Sioni and his team
20:49can get to work
20:50repairing damaged parts
20:51of the wall
20:53with a like-for-like CMU block.
20:55We're also getting to work inside,
20:56framing the kitchens
20:57and the bedrooms
20:58and putting in new windows.
21:02We had a big win
21:03with the pool
21:04not being a huge reno.
21:06And now another
21:07with my dude Sioni
21:08coming in
21:09under the $100,000
21:10that we had budgeted.
21:12His team determined
21:13that the bottom half
21:14of the CMU wall
21:15was in good shape.
21:16So they can salvage that
21:17and replace the top half
21:18with new CMU
21:19as well as the entire perimeter.
21:21And that was amazing.
21:23Because his final price
21:24was only $60,000.
21:26So we're taking
21:27some of those savings
21:28to see if we can add
21:29a rock veneer
21:30to the front facade.
21:32Because we want it
21:33to fit the vibe
21:34of the neighborhood.
21:36So that means
21:37driving out
21:38to a rock veneer shop
21:39in Waimanalo
21:40which is just 15 minutes
21:41away from the house.
21:43Wow, look at this place.
21:44Look at the mountains.
21:46I know.
21:47It's so beautiful back here.
21:48I'm a little nervous
21:49on how authentic
21:50it's gonna look
21:51because we've never
21:52used this product before.
21:54But out of all the places
21:55that sell full rock facades
21:56this place is supposed
21:57to be the best.
21:58She said that it's
21:59on the buildings itself
22:00so like look at
22:01the buildings
22:02to see the different
22:03types of rock
22:04that they have.
22:08I like that.
22:09Yeah, I like those.
22:10They feel like real rocks.
22:11It's crazy.
22:12Yeah.
22:13Let's go find
22:14somebody to talk to.
22:19Aloha.
22:20Hi.
22:22So we've been
22:23looking around.
22:24We see some of
22:25the veneers
22:26up on the buildings.
22:27Do you have any
22:28samples that we can
22:29like feel?
22:30Yes, so these are
22:31the different stone
22:32veneer options
22:33that we custom fabricate.
22:34This feels like
22:35a real rock.
22:36Well the veneer
22:37itself was cast
22:38from a real rock.
22:39Yeah.
22:40That's why.
22:41That's why.
22:42Yeah, yeah, yeah.
22:43This stuff is legit.
22:44Can we get a quote
22:45on this?
22:46For sure.
22:47How much rock
22:48did you need
22:49approximately?
22:50530 square feet.
22:51530 square feet
22:52that you need.
22:53You're looking at
22:54about 7,000.
22:55For the material cost
22:56that would include
22:57the additional material
22:58to install the veneer.
22:59Okay.
23:00What do you think
23:01labor is going to cost?
23:0220 to 25 dollars
23:03per square foot.
23:04Okay.
23:05Not bad.
23:06Okay, so I mean.
23:07It seems to be
23:08right at our budget.
23:09So this is good news.
23:10This is great news.
23:11We'll take it.
23:12Let's do it.
23:13Okay.
23:14I'm scheduled delivery.
23:21Oh, wow.
23:22Look, babe.
23:23Look at how much
23:24they got to save.
23:25What's up, brother?
23:26Hey.
23:27Looking good.
23:28How's it going?
23:29Going good.
23:30Yeah.
23:31The front looks good.
23:32Nice.
23:33It'll be a lot better,
23:34a lot stronger.
23:35And it looks
23:36really, really good.
23:37I'm glad we got to save
23:38as much as we did
23:39in the front.
23:40Oh, yes.
23:41Yeah.
23:42How much longer
23:43do you think?
23:44So if you could give us
23:45at least a week,
23:46that would be good.
23:47Yeah.
23:48Okay.
23:49By the final week,
23:50we'll be ready.
23:51Well, right on.
23:52We're going to let you
23:53get back to work.
23:55Yeah.
23:56I appreciate it, bro.
23:57Appreciate you guys.
23:58Shoot.
23:59Wow.
24:00Good.
24:01Framing's all in.
24:02It looks like
24:03they started electrical.
24:04And you can see
24:05out to the backyard.
24:06I cannot wait
24:07to see
24:08all of the design elements
24:09come into the space
24:10and really bring it to life.
24:11Looks like a lot of the stuff
24:12is already here,
24:13fixtures, flooring.
24:14They're jamming.
24:15Oh, my God.
24:16Oh, my God.
24:17Oh, my God.
24:18Oh, my God.
24:19It's jamming.
24:20Looks good.
24:25Things are jamming
24:26at the house
24:27with concrete and drywall
24:28happening this week.
24:29The final fixtures
24:30are arriving
24:31to complete
24:32the Island Farmhouse
24:33details throughout.
24:35With things moving
24:36at the house,
24:37we're going to take a sec
24:38to check out
24:39a new opportunity
24:40that we've been passing
24:41every day
24:42on our way
24:43to the job site.
24:44It looks vacant,
24:45so maybe
24:46we can make a deal happen
24:47before it hits market.
24:49This is it.
24:50I don't know, but...
24:51It's kind of cool.
24:52You have access
24:53from down here
24:54and from the street above.
24:55Hang on.
24:56What's up, Trav?
24:57Oh, what the...
24:58Are you kidding me?
24:59Can you call the cops?
25:00I'll meet you over there,
25:01but we got to call the cops.
25:02Babe, we got to go.
25:03The house got broken into
25:04and they stole
25:05a bunch of our stuff.
25:06Are you kidding me?
25:07No, no, no, no, no.
25:08I'm not kidding.
25:09I'm not kidding.
25:10I'm not kidding.
25:11I'm not kidding.
25:12I'm not kidding.
25:13I'm not kidding.
25:14I'm not kidding.
25:15I'm not kidding.
25:16I'm not kidding.
25:17I'm not kidding.
25:18Are you kidding me?
25:19No, dude.
25:20Trav just called me.
25:21He says it's, like,
25:2225 grand worth of stuff.
25:23This cannot be happening.
25:24It's all that stuff
25:25that was over there.
25:26Yeah.
25:27What happened?
25:28What did they take?
25:29Plumbing, electrical,
25:30your faucets,
25:31your shower fixtures,
25:32lights,
25:33flooring's gone.
25:34Oh, my God.
25:35Dude.
25:36That's five, six grand
25:37worth of stuff.
25:38Dude.
25:39That's five, six grand
25:40worth of stuff.
25:41Dude.
25:42That's five, six grand
25:43worth of stuff.
25:44Dude.
25:45That's five, six grand
25:46worth of stuff.
25:47Dude.
25:48That's five, six grand
25:49right there.
25:50I'm not done yet.
25:51A.C. compressors,
25:52chop saws,
25:53a lot of tools,
25:54an air compressor.
25:55Oh, my God.
25:56They stole tools?
25:57They stole tools.
25:58It's a lot of stuff.
25:59It's f***ed up.
26:00How did they get in?
26:01I'm assuming it's this window
26:02I found.
26:03What the f***?
26:04It was sitting like this
26:05left, right, like that.
26:06In Kailua?
26:07We were ready to be
26:08almost done.
26:09Exactly.
26:10Flooring's supposed
26:11to go in tomorrow.
26:12That's gonna put us behind.
26:13This sucks.
26:14Big time.
26:15It's just so shame
26:16that people go around
26:17doing stuff like that.
26:20We're estimating
26:21at least $25,000
26:23of equipment and material
26:25were stolen.
26:26And even though we're
26:27covered by insurance,
26:28we're still gonna have to
26:29eat a $15,000 deductible
26:32on top of all the time
26:33it could take to resource
26:35and reorder all the material.
26:37And with any delays,
26:39we risk pushing past our deadline,
26:41which could mean
26:42another mortgage payment
26:43of 10 grand.
26:45We've never had a theft
26:46like this on a property.
26:48I know.
26:49Now we have to be
26:50more vigilant.
26:51This just sucks.
26:52Thank God the appliances
26:53weren't here yet.
26:54This is literally
26:55the one time that having
26:57special order tile
26:59is helping us.
27:00Oh my God,
27:01that's not even funny.
27:02Too soon?
27:03I need to go get a massage
27:05now or something.
27:06Well, we gotta wait
27:07for the police officer.
27:09Looks like the officer's here.
27:16Dealing with a robbery
27:17in the middle of a renovation
27:19is something we've never
27:20had to deal with before.
27:22And it is a huge setback.
27:24But we can't let it keep us
27:25from all the things
27:26that still need to be done.
27:28Like installing the veneer,
27:30sourcing new materials,
27:32getting the crews scheduled,
27:34and filing the insurance claim.
27:36Hey, this is Kamohai Kalama.
27:39I have to file
27:40an insurance claim on a robbery.
27:43With the insurance claim submitted,
27:44we need to source
27:45and order all of this
27:46replacement material ASAP.
27:49Okay, this is the one
27:52we're looking for.
27:53That's it.
27:54Awesome.
27:55That's one more thing
27:56off the list.
27:57We have to reorder
27:58all of this.
27:59No problem.
28:01Whatever you have
28:02that looks similar,
28:03we'll take it.
28:04We just need it fast.
28:11It took a lot of work,
28:13but everything is sourced.
28:16It's here,
28:17or it took a few days
28:18to get here,
28:19but we have fully recovered
28:20from our break-in.
28:21So now it's all hands on deck
28:23to try and hit
28:24our 16-week timeline,
28:25hoping nothing else goes wrong.
28:27In addition to finishing
28:28up our rock wall,
28:29we're also going to be
28:30adding landscaping
28:31to make the property inviting
28:33straight from the street.
28:35With only $70,000 left
28:36out of our $350,000 budget,
28:39we don't have any money to spare.
28:42The blonde oak floors
28:44are one of the key things
28:45to help capture and bring to life
28:47this island farm style vibe.
28:49And our custom tile
28:50arrived right on time.
28:52New cabs are here too.
28:54The cabins are getting assembled
28:55and hung in the kitchen,
28:57and I'm really loving
28:58the recessed pantry
28:59for all the added storage
29:00in that space.
29:01And then when you add the marble,
29:03it's the modern,
29:04it's beautiful.
29:06All while the custom wood slats
29:08are getting hung
29:09in the timer.
29:14Oh, not too heavy.
29:15No, they're light.
29:16Yeah.
29:17Yeah.
29:18That's nice.
29:19From the savings we had
29:20not needing to repair the pool,
29:21we're installing a custom pergola
29:24to elevate the backyard.
29:25My buddy Nalu is here
29:27to help me install it,
29:28and it's really going
29:29to help capture all
29:30these unbelievable views.
29:34Doing it ourselves
29:35also keeps it from being
29:37this huge hit to our budget.
29:38I love how it's turning out.
29:42This is the perfect piece
29:44to accentuate all of these views, dude.
29:47Seeing the sun rays
29:48through the clouds.
29:49Nothing better.
30:00Rock wall looks unreal.
30:02It's gorgeous.
30:03Definitely worth it.
30:04I love it.
30:05Landscaping starting.
30:08It looks much better.
30:10The fence looks good.
30:11I know.
30:12So we just got to figure out
30:13what is left to do and do it.
30:16This looks so good.
30:18I was worried about this,
30:19but it looks real good.
30:20I love the slat.
30:22OK, let's check the rest
30:23of the place out.
30:24Yeah, this looks great.
30:26Yeah, I love it.
30:26This room is sick.
30:28So farmhouse-y.
30:30Love it.
30:30Literally one of my favorite
30:32tiles we've ever done.
30:34It's getting there.
30:35So let's talk timeline.
30:36What still needs to happen?
30:38Front tile needs to get grouted.
30:39Landscaping needs to get done.
30:41Vent insert and quartz
30:43needs to get installed.
30:44Pool decking needs to get painted.
30:46The appliances need to get installed.
30:49The fridge and the dishwasher
30:51are getting delivered on Thursday.
30:53The vent insert is supposed
30:54to get delivered today.
30:56So yeah, and then they're
30:57going to fabricate tomorrow.
30:58OK, so we have no problem
31:00getting it in in time.
31:01I'll double check,
31:02but we should be good.
31:03Yeah, OK.
31:03While you do that,
31:05I'll make sure the appliances
31:06are handled.
31:07Hey, I need to check on the status
31:09of an appliance delivery.
31:12Babe, it's not good.
31:15We have a problem.
31:17The vent insert,
31:18it was supposed to get delivered today.
31:20Now it says pending.
31:21So it doesn't even say
31:22it's confirmed to get delivered today.
31:25What does pending mean?
31:27The last time something said pending,
31:30we literally waited a month
31:32for it to come in.
31:34We don't have a month
31:35left on this house.
31:36Like we're ready to go to market.
31:37We can't go to market
31:38with the vent hood not installed.
31:42Nobody wants to present
31:44an unfinished house.
31:45So I threw out a Hail Mary to Travis,
31:47who has a friend from high school
31:49who works at the docks,
31:50to see if there's any strings
31:52that could be pulled to somehow
31:54get our shipment off the boat.
31:56Yo, what's up Trav?
32:07Oh my gosh.
32:08Please tell me that that's the vent hood.
32:11No, it's capital sticks.
32:13Yes, it's your vent hood.
32:15Oh my God, you're a lifesaver.
32:18That's what we do.
32:19Time to get it installed.
32:22Travis crushed it.
32:24He stepped up and tracked down
32:26the hood at the port,
32:27got it pulled off the pallet,
32:28and now the guys are getting it installed
32:30while we get ready for staging.
32:33Oh, yes, that's done.
32:36Yo.
32:37It looks so good.
32:38It was so worth it.
32:39That feels so good.
32:40I love it.
32:40Love it.
32:41The main thing is you like it.
32:42I love it.
32:43Well, that's not actually true.
32:45The main thing is that the buyers like it.
32:48They better love it
32:49because it was a headache and a half.
32:51I know.
32:51Now the house is done.
32:53Well, not quite.
32:54Why?
32:55We got to stage this thing.
32:59I think that's the best
33:01you're going to get.
33:02Let's do it.
33:04John is coming tomorrow.
33:06It's going to be perfect.
33:08OK, so in here,
33:09obviously just dining,
33:10a huge L-shaped couch,
33:12chairs, coffee table.
33:15Bedroom one.
33:16Like most of our projects,
33:18we definitely see a family
33:20buying this house.
33:21So we want to make it
33:22a comfortable retreat
33:23where they can enjoy family
33:25time inside the house,
33:26but also outside the house
33:28with a huge pool.
33:30Staging is a chance to keep upgrading
33:32and adding custom touches
33:33to appeal to the perfect buyer
33:35for this farmhouse aesthetic.
33:37But ultimately, this is a luxury,
33:40one of a kind, local flavor house
33:44that they're going to appreciate.
33:45And the furniture brings it all together.
33:47We've got a lot of work left, though.
33:49I know.
33:50John just texted. Yeah, he's here.
33:52All right.
33:52Well, this house was a doozy.
33:55I'm literally just hoping
33:56John sees the value at one, eight, seven, five.
33:58I know it's a lot,
33:59but I really think this house is worth it.
34:04What's up?
34:04How are you?
34:05Good. How are you?
34:06Thanks for coming.
34:08Yeah, I'm good.
34:09I'm good.
34:10I'm good.
34:11I'm good.
34:12I'm good.
34:13I'm good.
34:14I'm good.
34:15I'm good.
34:16I'm good.
34:17I'm good.
34:18I'm good.
34:19I'm good.
34:20I'm good.
34:21I'm good.
34:22I'm good.
34:23I'm good.
34:24I'm good.
34:25I'm good.
34:26I'm good.
34:27I'm good.
34:28I'm good.
34:29I'm good.
34:30How are you, John?
34:31What's up, buddy?
34:32Nice curb appeal here, yeah?
34:33Looks good, right?
34:34Yeah.
34:35We were originally about the house.
34:36It was a CMU wall that was fully failing.
34:38So we repaired it with like for like CMU Block,
34:41and we added a veneer.
34:42I noticed a lot of people have rock walls,
34:44but this one.
34:45This is real.
34:46This is a brand entry.
34:47It looks real, right?
34:48Look at this.
34:49We also carried the rock veneer up here.
34:51All the way around, through the carport.
34:53Beautiful, and I love the elevation
34:55because we can see some mountains behind us.
34:57Looks like a painting.
34:58Love that.
34:59And looks like you got to build in a nice-looking front yard,
35:01which is nice.
35:02And it's totally private because of the fence.
35:04That's cool.
35:05Yeah.
35:06Love it.
35:07The landscaping looks good, too.
35:11It kind of balances out the whole farm look.
35:13Are we going down the island farmhouse climb?
35:15How did you know?
35:16So it's the Kalama version of modern farmhouse.
35:19Got it.
35:20Got it.
35:21And I think Will coined that island farmhouse vibe.
35:23Yeah.
35:25Do you like the color?
35:26Yeah.
35:27Can't go wrong with white.
35:28And with the black trim, that just kind of sums it up.
35:30Yeah, which modernizes it.
35:31Totally.
35:32It was not what you see here.
35:35It's night and day from what it was.
35:37Check it out.
35:38Yeah.
35:42Wow.
35:43Are you serious?
35:47Guys, this is beautiful.
35:49Look at this open floor plan.
35:51Makes it feel really big.
35:53When we walk into a house,
35:55we want to be able to see all the way to the back
35:58and have access back there.
36:00So...
36:01Yeah, open concept.
36:02Wide open.
36:03Yeah.
36:04But yet it still has a coziness about it.
36:05Exactly.
36:06So you don't lose that.
36:07High five it up.
36:08So good.
36:09When we got this,
36:10imagine this being like a kind of a closed-off,
36:13dark living room with glass blocks and black carpet.
36:16I love the flow because, you know,
36:18right around the corner is the dining.
36:20Mm-hmm.
36:21So wide open, but you still have sections.
36:23Exactly.
36:24Yeah.
36:25So imagine a wall right here.
36:2680s glass box everywhere.
36:28No updates.
36:29It was like red light district.
36:30It was kind of like a park over here.
36:32So basically, the square footage is similar,
36:34but it feels double the size.
36:35Exactly the same.
36:36No exterior walls were changed,
36:38but you're correct.
36:39This is a vibe.
36:40Look at this bar.
36:41Are you kidding me?
36:42You went above and beyond on this one.
36:44Yes.
36:45It feels very organic and natural.
36:49Oh, guys.
36:50Buyers are going to lose it.
36:51This is our version of modern farmhouse.
36:56So good.
36:57How it all ties in with the wood.
36:59It's like eye candy.
37:01Eye candy.
37:02I like that.
37:03Love it.
37:04I like eye candy.
37:05Catches everything in one glimpse.
37:06I really like the direction of this vibe you're going with.
37:09I think buyers are going to really gravitate to it.
37:12Looking forward to seeing the rest of the house.
37:15Got to have an office.
37:16Got to.
37:17Perfect size.
37:18You still got the nice natural light,
37:19and then you still got a view.
37:21Great use of space.
37:22It's perfect.
37:25Bedroom, bedroom.
37:27Wow, decent size.
37:29Really nicely laid out.
37:30And the kolaos keep looking at me.
37:32Totally.
37:33Beautiful.
37:40Oh, wow.
37:41Definitely a little larger than your typical.
37:43Yeah.
37:44And I think what makes it look big is the dual windows.
37:46Totally.
37:47What was here prior?
37:48This was a bedroom.
37:49This was a bedroom.
37:50But it was, like, small.
37:51Very small.
37:52Just didn't feel good.
37:53You nailed it.
37:55And then you have the hall bath right here.
37:58Oh, that same tile that just catches my eye looks great.
38:01That's the same tile as the bar area.
38:05Wow.
38:06Awesome.
38:07And then you got a nice sink.
38:08Maybe going back to that farmhouse vibe.
38:10Totally.
38:11The black tie-in came out great.
38:12Great, right?
38:13Yeah.
38:17And then we have our primary.
38:19Oh, man.
38:20Saved the best for last.
38:22This is what I'm talking about.
38:23You got the black features.
38:25Ties everything in from the front of the house to sink.
38:29Gives it a little bit more of that farm country vibe.
38:32The wood slats are so good.
38:34They don't want some of that at my house.
38:36And it ties in with the kitchen, right?
38:37Exactly.
38:38Just that little added sizzle.
38:40Gotta have it.
38:41I love the tie-in.
38:42So nice.
38:43Incredible.
38:44Flows so well.
38:47Primary on suite.
38:49Look at this.
38:50Sick, right?
38:51You killed it.
38:52Marble again?
38:53Marble again.
38:54You're kidding me.
38:55That's my favorite one.
38:56I can tell you didn't get that off the shelf.
38:58Ties in with the other bathroom, the black features.
39:00All cohesive.
39:02You just killed it.
39:05Nothing but the best.
39:07And they have their own access to outside.
39:09Awesome.
39:10Can't wait to see it.
39:11Check it out.
39:12Oh, my God.
39:14So good.
39:15You got a pool.
39:16You got good size.
39:17And the privacy is awesome.
39:19It's so important for buyers nowadays.
39:21It feels resorty.
39:22Everything back here is geared towards family and fun
39:27and entertainment.
39:29You have the little cabana area over there.
39:32And then we added this pergola.
39:34Check out the view.
39:35I know.
39:36Pretty much checks every box.
39:37So good.
39:38When we bought the house, this backyard was gnarly.
39:41The pool was green.
39:43Disgusting.
39:44You couldn't even see the bottom.
39:46Smelled like fish.
39:47Yeah.
39:51I kind of like the dolphin effect.
39:52It's fun.
39:53Fun for the kids.
39:54All of that was hiding underneath all that gunk.
39:56It was all there.
39:57It was all here.
39:58I would have thought it was a new tile.
40:00Yeah.
40:01It got cherry.
40:02It's amazing.
40:05OK.
40:06We've seen it all.
40:07Time to talk numbers.
40:08Do it under the pergola.
40:09From day one, I comped it at an ARV of 1.875.
40:14But a lot has changed over that time.
40:16So we're hoping that that's still where we're going to land.
40:19Based on where we're on the market
40:21and knowing what I know with comps,
40:23I was closer to the 1.8 area.
40:25But after I've done a thorough walk through
40:28and realized that this house really will appeal to every buyer,
40:32I think there's a strong possibility
40:34that we could push up towards the 2 million area.
40:37Really?
40:38Yeah.
40:39No way.
40:40Touch every box.
40:41That's excellent news.
40:42So I think we list at 1-890 and drive it up with multiple offers.
40:47We did our thing.
40:48Passing the baton.
40:49Let's get this house blessed and on the market.
40:51I'm good with that.
40:52Let's do it.
40:54What's up, guys?
40:56How are you?
40:57Another beautiful house.
41:02Hi!
41:04Good to see you again.
41:05Happy to see you.
41:08What's up, brother?
41:09How are you?
41:26Now that it's totally complete,
41:28hopefully we can pass this house on to a great family
41:31after Sean's open house.
41:33How are you doing?
41:34I'm Sean.
41:35It's been two weeks since the house hit the market
41:37and the feedback has been great.
41:38Over 100 people came by,
41:40and there's a ton of love for the design.
41:42It looks like a hotel, how fancy the backdrop is.
41:45I know.
41:46And even the dolphins.
41:47Wow, they love dolphins.
41:49But we didn't receive any offers at our asking price,
41:52so we decided to lower it to 1-865.
41:56Sometimes when you sit on market for too long,
41:58your listing goes stale,
41:59so it's a good way to drum up activity again.
42:02We're fully confident in the product and the list price.
42:06We just needed more eyes on it.
42:09And it worked because we just accepted an offer at 1.85.
42:14It's not the number we initially set out for,
42:16but it's the number that we're willing to take.
42:19Our total renovation spend was $350,000.
42:23But our holding and selling costs increased to $220,000.
42:28So after saving on the pool and the cement work
42:31and our $15,000 hit on the robbery,
42:33we're walking away with a profit of $115,000.
42:36This is a massive win for us,
42:38easily one of the most rewarding projects of our careers.
42:42We took a very dangerous property,
42:44I mean, the wall was falling down,
42:46and transformed it into a beautiful, modern oasis
42:51for a family to enjoy.
42:53Not even a failing wall or burglary could stop us.
