00:00Aloha ladies and gentlemen, welcome aboard flight 134 from Honolulu to Kona, Hawaii.
00:14We're expecting a smooth flight with a flying time of about 30 minutes.
00:18Today's lead is just a 30 minute flight from Oahu to Kona, a beautiful historic town on
00:25the west side of Hawaii Island.
00:27The inventory of houses to buy on Oahu is super competitive, so we're seeing a lot of
00:32families relocating to Kona, so we want to test if we can expand our business to finally
00:39get into the Kona market.
00:41Aloha ladies and gentlemen, welcome to beautiful Kona.
00:46I'm Kamauhai Kalama, right?
00:49And I'm Tristan Kalama.
00:50I put on extra deodorant for this.
00:53We buy and renovate homes in the most challenging place in the country, Hawaii.
00:57The shipping is more than the actual material cost.
01:00The real estate here is crazy expensive.
01:02So to make this work, we have to take on some of the most run down homes on the island.
01:07Oh good heaven.
01:09How do we do it?
01:10Our giant family.
01:12I have 87 first cousins.
01:14Yo, what's up cuz?
01:16More than anything, we want our children to be good human beings.
01:20Exactly.
01:22Can't have little a**holes walking around.
01:24Little a**holes walking around.
01:31Gotta love that flight.
01:32The best flight ever.
01:33You got us the jeep.
01:34When do we ever get to ride in a jeep?
01:36We're not even going off-roading.
01:38It's about the experience, babe.
01:40Okay.
01:45Did you put the directions on or you're winging it?
01:47I'm winging it.
01:48One of my good friends passed along a super solid lead.
01:52The owner wants $650,000, but if this house ends up making sense, it could offer a huge
01:59opportunity for us to expand our business.
02:02No pressure, house.
02:04Ever since we got the lead out here, I've been doing a ton of research just on the market.
02:09Cuz you know, on Oahu, we find a neighborhood and we know exactly what houses are worth.
02:14Kona is a little different.
02:15I think the median home price right now is like right under $800,000, but there's a huge
02:21demand for housing up here.
02:23Yeah.
02:24It seems like there's a lot of opportunity here, so I'm interested to see what the neighborhood
02:28is like.
02:29This is Waikoloa Village.
02:34Look at that house.
02:36Look at that house.
02:37On the left, that looks pretty brand new.
02:39This is a very nice neighborhood.
02:41I can tell which one's ours.
02:44It sticks out like a sore thumb.
02:45The places that we look at usually do.
02:52Look at all the stuff that's outside.
02:54Is there a HOA?
02:55There is, but they're fairly lax.
02:58But besides the stuff?
03:00It looks okay structurally.
03:03Can you run through the details on this again?
03:05The owner hasn't lived in the house for months.
03:07The bank is foreclosing on it, and he's looking for someone to buy it quickly so he can actually
03:11make some money on the house.
03:14It's a four-bedroom, three-bath, over 2,000 square feet.
03:17It's big.
03:18What does big house mean?
03:19Big renovation.
03:20Exactly.
03:21Big dollar signs.
03:22Great.
03:23Well, let's go look.
03:31Geez.
03:32I knew it.
03:33Oh, my gosh.
03:34So gross.
03:35Look at this dirt.
03:38There's so much dust.
03:39But, I mean, the layout works well.
03:42The kitchen stays there.
03:43There's a good dining area right here.
03:45It's huge.
03:46And a massive living room.
03:47This feels really good.
03:48Yeah.
03:49Minus the stuff.
03:50The guy's going to have fun in here.
03:52But look at these freaking ceilings.
03:54I know.
03:55Gorgeous.
03:56So, all the bedrooms and bathrooms have to be down here.
04:01First bedroom.
04:02It's a good size.
04:03I mean, really good size.
04:04Clean everything out.
04:06Repaint.
04:07Totally good.
04:09Bedroom number two.
04:10Looks like similar size bedroom.
04:12Well, this is a good size bedroom.
04:14They're actually big.
04:16Then, first bathroom.
04:20Okay.
04:21Besides the grossness, you don't have to rework anything.
04:24No.
04:25Just tile to the top of the ceiling.
04:27Yeah.
04:28And then new vanity.
04:29New vanity.
04:30New toilet.
04:31Yep.
04:32This is always nice.
04:33That's a ton of storage.
04:34Big storage.
04:35What is this?
04:36It's like saloon doors to your primary.
04:38To your primary bedroom.
04:40This has to be the primary.
04:42Yeehaw.
04:43Bathroom on the left.
04:45It's a nice big bathroom.
04:46It's huge.
04:47The vaulted ceilings make it feel even bigger.
04:49In really rough shape.
04:51I don't want to lean on anything.
04:53Everything needs to be replaced in here.
04:57I love that the ceilings are throughout.
04:59Vaulted.
05:00It's actually a really nice chest.
05:04Whoops.
05:05Are you trying to kill me?
05:08It's a party.
05:09I knew it when we entered.
05:10It's a party.
05:11Through the saloon doors.
05:14Oh man.
05:15Look at all this trash.
05:16Look at the balls of hair.
05:18This was a dog for sure.
05:20Holy ****.
05:21Look at the fan.
05:22Oh my God.
05:23Have you ever seen a fan that dirty?
05:26On the right side.
05:27Great size room.
05:28Access to the patio.
05:30We haven't even seen this massive deck.
05:33Look at how big this lanai is.
05:35It's gigantic.
05:37And this is a hot tub?
05:38It's a freaking hot tub.
05:39Seeing better days.
05:40That's for sure.
05:41I'm just looking past all of that and realizing how solid this lanai feels.
05:46I know.
05:47Once all the stuff is gone and you pressure wash and paint.
05:50Repaint.
05:51So good.
05:52What about that bamboo couch right there?
05:54You refinish it?
05:55Yeah.
05:56That's pretty cool.
05:57And then this is all your yard?
05:58This is your backyard.
05:59What's downstairs?
06:00Let's find out.
06:01It looks like another bedroom.
06:05It looks like a hotel room.
06:07Yeah.
06:08I mean.
06:09With like a sink right here.
06:10But then you have another.
06:11This is a full bath.
06:14And then you have your closet with a mini fridge right here.
06:17You got your own entrance downstairs.
06:19This just rings rental income or multi-gen option.
06:24I see a lot of potential but it is so dirty down here.
06:27Like don't tell me.
06:29It's pretty down here.
06:30Like don't touch anything.
06:35I'm intrigued by this thing though.
06:37Don't touch it.
06:38Don't.
06:39Don't.
06:40This is a contraption in itself.
06:41I think it's so you could be laying down in your bed and turn the fan off and on without
06:46getting up.
06:48Ingenuity.
06:50Let's go check out the backyard.
06:53Look at how big it is back here.
06:55It's massive.
06:57All the way to the corner and then to that fence line.
07:00I can see the ocean.
07:01It's like a peekaboo ocean view.
07:03Wow.
07:04Added ocean view to the list.
07:06If we can accentuate this, clear all of this out, it's valuable for sure.
07:10I agree.
07:11We got to get this one.
07:12Okay.
07:13Well, take me to lunch because I'm hungry.
07:14Let's go.
07:24Lunch with a view.
07:25Ooh.
07:27Awesome.
07:29Whoa.
07:30Oh my gosh.
07:31You good?
07:33Thank you so much.
07:34Is it yummy?
07:35Oh my God.
07:36Cheers.
07:37Take me to Kona every day.
07:38Mm.
07:39So, what'd you think of the house?
07:41There's so much stuff in there.
07:42It's going to be a big junk removal bill, but under-
07:45It's going to be like $20,000 easy.
07:47I know.
07:48But underneath all of that stuff, we have a solid house.
07:52I know.
07:53This is what the numbers would look like.
07:55We're buying the house at $650,000.
07:58Figuring about eight weeks at about $200,000 into the renovation, that includes the junk
08:03costs.
08:04$200,000 to $225,000 in holding costs, selling costs, money costs, an ARV of about $1.2 million.
08:12We're making $125,000.
08:15There is no question on whether there's a deal there.
08:19With prices and how competitive Oahu's market is, a lot of families are moving to the Big
08:23Island.
08:24That's why we want to expand.
08:25But we don't have a contractor here.
08:28We don't have any trades here.
08:30You have to ship material from Oahu over here.
08:33It's a logistical nightmare just to make sure things arrive on time.
08:37So it just, it makes everything harder.
08:41I mean, I hear all the concerns, but look at the upside.
08:44We potentially could make our minimum desired profit, and we get to open up more deals in
08:51this market.
08:53The question then just is, is the extra work worth the squeeze?
08:57If you find the contractor and manage his ass, I'm down.
09:03And just support me when I'm having a nervous breakdown through the process.
09:06I always support you.
09:08And then we're going to crush this deal and do a ton more.
09:12Deal?
09:13Deal.
09:14Let the adventure in Kona begin.
09:19I reached out to the homeowner and agreed to the full asking price of $650,000 and to
09:26close in two weeks.
09:27I mean, now we only have a couple of weeks to find a crew, source material, come up with
09:32the reno plan, like all from another island.
09:43Yeah, no, that sounds good.
09:45Right on.
09:47Okay, bye.
09:49He services the whole island, so he's down.
09:52How is contractors going?
09:54I mean, not as good of luck.
09:57What about Keone's guy?
09:59Nick?
10:00We know he does good work.
10:01He does great work.
10:02But he's not available.
10:04I did find one guy who's been very responsive.
10:08His name's Robert.
10:10He sent me some photos of some of the work that he's done in the past, and it looks pretty
10:15good.
10:16It's not ideal.
10:17It's a risk, yeah.
10:19But I don't think we have any other option right now.
10:22Yeah.
10:23I mean, okay.
10:24Let's just do it.
10:25Hello?
10:26Hi, girl.
10:27Hi.
10:28How's it going?
10:29Hey, doing good.
10:30Well, I have some kind of bad news.
10:31I got the title report back for the Kona property, and there's a $50,000 lien on the property.
10:38$50,000 lien?
10:39Dude.
10:40I believe that it's an HOA fine.
10:43We can't buy the house.
10:44Like, there's no way.
10:46Now it's no longer a deal.
10:47Okay, well, let me know, because we can't give you that clear title work until that
10:50lien's taken care of.
10:56I'll give you a call back when I figure out what's going on.
10:59Sounds good.
11:00Thank you so much.
11:01Thanks.
11:02Bye.
11:03We were going to make around $120,000-ish if we pay this $50,000 lien.
11:09That now shrinks our minimum profit margin almost in half.
11:14We can't.
11:16I'll give him a call, and I'll figure it out.
11:20Hello?
11:21Hey, what's up?
11:22It's Kamal.
11:23Hi.
11:24Hey, Kamal.
11:25Hi.
11:26What's up?
11:27I just got a call from escrow.
11:28There's a $50,000 lien on the property for HOA fines.
11:30What the ...
11:31The HOA fined the seller because he had not taken care of his yard or landscaping for
11:38years, and we saw that firsthand.
11:41He absolutely doesn't want the deal to fall through, and neither do we.
11:45What if we split it?
11:48So I cover $25,000, we lower the purchase $25,000, and we get this taken care of.
11:54We have to.
11:55Ugh.
11:56All right, man.
11:57Sounds fair.
11:58Okay.
11:59I'll let him know.
12:00Sorry about all this, dude.
12:01Bye.
12:02How'd it go?
12:05It went the best that it could've.
12:07He said he's going to cover half.
12:08Really?
12:09That was easy.
12:11I mean, it sucks that we had to pay $25,000.
12:13Yes.
12:14We're going to do a project in Kona.
12:22With the deal done, we are definitely going to be racking up mileage points going back
12:26and forth to Kona.
12:27Good news is it's only a 30-minute flight.
12:30Bad news is the cost of shipping is going to be crazy.
12:36For us to get our materials to Kona, they need to go from the mainland to the main port
12:40in O'ahu, and then from O'ahu to Kona.
12:43So it is a process and a half.
12:46Sometimes that could go up to an additional 20% in shipping costs.
12:53What's up, buddy?
12:54Is it always this hot over here, or what?
12:56Hey, it is.
12:57It's the desert side.
12:58Oh, my gosh.
12:59Hello.
13:00How are you guys?
13:01Sorry, I'm stinked already.
13:02No, you're good.
13:03I think the plan will be, let's get all of this cleared out, and then we'll go inside,
13:06and we'll jam them out.
13:08Shoot.
13:11Ew, so gross.
13:15Everything is leaving, except the chest, and then that bamboo couch.
13:20Everything else can get pooped.
13:22Let's go.
13:33It looks super good.
13:34It looks so much better already.
13:35So we're going to start demo tomorrow.
13:38If there's anything else, just make sure all of that stuff gets out.
13:41Yeah, just take them all.
13:42Yeah.
13:43Right on, brother.
13:53What's up, man?
13:54How's it?
13:55Robert.
13:56Pleasure to meet you.
13:57Come on.
13:58Hi.
13:59Tristan.
14:00Hello.
14:01Pleasure to meet you.
14:02Thanks for meeting us.
14:03Yeah, no problem.
14:04Looking forward to the job here.
14:05We're relying a lot on you, because this is not our island.
14:06But we're ready to demo.
14:08No worries.
14:09As soon as we get done our walkthrough here, get our game plan together, I'm going to get
14:11my crew in, and we're going to start doing our thing.
14:14Let's get it.
14:15After doing a bunch of research, I found Robert.
14:17He's going to be our point person here.
14:19So it'll be really good to see how he and his crew handle things.
14:23I mean, a brand new island, brand new crew and contractor.
14:29That's terrifying.
14:30We're keeping everything as it is, as far as layout is concerned.
14:33The only big change is the kitchen.
14:36It has got to go.
14:37I want to open up this large open living space with sight lines throughout.
14:42Get rid of this peninsula and just have a freestanding island.
14:45Cherry.
14:46Bathrooms stay the same as far as layout.
14:48It's just making it pretty with all new tile and finishes.
14:51But everything that's in there right now.
14:53It's more modern, not 1975.
14:54Exactly.
14:55Just modernize it.
14:56How long do you think this should take?
14:58Demo two days and framing, I don't see why we can't have that done by the end of the
15:01week.
15:02Great.
15:04We talked about before, eight weeks total.
15:06You got the right guy.
15:08I love to hear that.
15:09Now, I want to break some stuff.
15:11Then let's break some.
15:12Hey guys, come on up.
15:15Get something, babe.
15:16Woo!
15:17Got a solder.
15:18Look how much better it feels already.
15:19We made a lot of progress today.
15:36I'll give you a progress update as things happen.
15:38Perfect.
15:39We'll go from there.
15:40Pretty cut and dry job.
15:41All right.
15:42Well, we'll see you in a week.
15:43Sounds good.
15:44All right.
15:45Thank gosh for deodorant.
15:46Welcome to Honolulu, ladies and gentlemen.
15:48I'm excited to see it.
16:16Ditto.
16:17What the ...
16:20Nothing is different.
16:26Dude.
16:27Not a dang thing.
16:28It looks exactly the same as when we left it a week ago.
16:35Nothing even demoed in the bathroom.
16:37It's the same, babe.
16:40Those are the blocks you broke.
16:41I know.
16:42Nobody has been on this job site.
16:45We said eight weeks.
16:46You've already lost a week.
16:47Dude, I didn't get any calls from him all week
16:49saying there's any issues.
16:50This is ridiculous.
16:52Hey, what's going on, man?
16:56Robert, I am at the house right now with Tristan and bro.
16:59It doesn't look like you've even been here.
17:01It looks exactly the same as a week ago.
17:05I apologize, dude.
17:06We had some other things pop up,
17:08and my guys have been on other jobs.
17:10I'm gonna try to make some phone calls here,
17:11see if I can get them out there first thing in the morning,
17:14get some more progress on that job for you.
17:16Bro, this is totally unacceptable.
17:19You know we're not from here, and we're totally relying on you.
17:22I don't expect you to be only working on our job,
17:26but I expect you to do what you say you're gonna do.
17:29I understand the spot you're in.
17:31It's been a week.
17:31You said you'd be done with demo and framing,
17:34and yet nothing has changed.
17:37We could do one more chance.
17:38I would appreciate that greatly, and we'll get all this done.
17:40We promised you. I'm a man of my word.
17:42I'm gonna be back here in two days.
17:45I've gotta see some progress.
17:47Understood.
17:49Bye.
17:49This is not a good start to this project.
17:51Not at all.
17:52This is my worst nightmare.
18:01From the beginning, I promised Tristan
18:03that if managing trades out here became an issue,
18:06I would handle it myself.
18:08So I'm out here in Kona without Tris
18:10to make sure that Robert and his guys
18:13are through demo and framing.
18:15Look, I'm a firm believer in a backup plan.
18:17I've never worked with Robert and his crew before.
18:20He could absolutely crush it, or he could suck.
18:24So over the weekend,
18:25I checked with our first contractor choice, Nick,
18:28and he might be available.
18:30So it'll be interesting to see how Robert's doing.
18:34Dude.
18:36Nobody's been here.
18:40S***.
18:56What's going on, man?
18:56What's up, man?
18:57Man, you don't look happy.
18:58Yeah, tell me why.
19:00Dude, I show up today, it looks exactly the same
19:03as it did when I left on demo day.
19:06As I mentioned, I apologize.
19:08Some other jobs popped up,
19:09and I mean, things move a little bit slower here.
19:12I don't know about Oahu.
19:13You know, it's a lot different pace over there, but-
19:15Dude, if you tell me you're gonna do something,
19:18you have to stick to your word,
19:20and I hold you to that word.
19:22You assured us that you were gonna be able
19:25to have guys here, hit our timeline.
19:27Maybe if there was some progress that had happened,
19:31I would feel inclined to give you guys another shot,
19:33but dude, we've been in this industry for too long
19:36to see the signs.
19:39You're just not the right guy for this job.
19:42I just, I don't think it's gonna work out.
19:46This is bulls***, man.
19:47It seems like you already made up your mind,
19:48and I guess I'm just f***ing fired, man.
19:50So, it is what it is, so I do what I do.
19:52Right now, I'm walking, bro.
19:54This is bulls***.
19:58Great.
20:02I'm not a big fan of firing people,
20:06but he just didn't pull through.
20:08Firing people is horrible for business.
20:11You have to start back over from the very beginning,
20:15and the new person has to be willing
20:17to jump on somebody else's job.
20:20It's a super difficult process.
20:31Perfect timing that Nick's schedule cleared up.
20:34A lifesaver.
20:35So, we're moving on to Nick.
20:38Hello.
20:39Luckily, Nick's schedule opened up,
20:41and we didn't have to hunt for a new contractor.
20:45Here she is.
20:46We ready to go?
20:47Yeah.
20:47They did, obviously, some demo.
20:49There's just a tiny bit more that needs to happen.
20:52Drywall up to the ceilings need to be removed,
20:55downstairs for the showers.
20:56Shower pad needs to be jackhammered out.
20:58Floors need to go.
20:59We do have about a day, day and a half worth of...
21:02Yeah.
21:03And we have to get rid of that roof.
21:06Yeah.
21:07And replace it with a metal one.
21:08The shingles just can't withstand the weather out here.
21:11Roofer is already scheduled for next week
21:13to remove the panels, get that all teared off,
21:15new skylights, put on new flashing,
21:17brand new from the top,
21:18then reinstall all the rails,
21:20make sure all the panels up in there.
21:21We were thinking five to six days, just for the roof?
21:23Wet materials would be a little longer,
21:25just because we're not on the one story, 10 feet up,
21:27now we're two stories.
21:28So, while we're attacking the roof,
21:30our crew will still be inside,
21:31continuing work while the roof is being handled.
21:34Perfect.
21:35We just need to lock in timeline.
21:37Best case scenario, six weeks.
21:41If it was one story, I would say let's jack.
21:44I would lean more to the eight than six weeks,
21:46just to be safe.
21:47So, eight weeks, deal.
21:49Yeah.
21:49Yeah.
21:50Okay.
21:51When do you think crew can start?
21:52How does tomorrow sound?
21:53That sounds wonderful.
21:54Sounds good.
21:54All right.
21:55Thank you guys.
21:57Thanks, brother.
21:58Let's talk design.
21:59I'm thinking the whole drive over here,
22:01you get so many variations of nature.
22:04The dark black in the lava.
22:06You see a lot of red.
22:08Green, dark green.
22:09Like, there's very earthy tones.
22:12I think we lean into that and go dark and moody.
22:15Starting with the kitchen,
22:16I'm thinking white uppers with black hardware.
22:18Then we do a dark gray lower cab on the bottom
22:21with white countertops that has bold veining in it.
22:24And then complement everything
22:26with fluted terracotta colored backsplash
22:28to draw from the red mountain tones I see in the landscape.
22:32I think we do natural floors throughout
22:34and organic textures throughout
22:36to pick up on the darks of the lava rock
22:38and the lights of the greens from other earth tones
22:41with local prints and plants.
22:42For the guest bath,
22:43we'll bring the same terracotta into the shower walls
22:46and complement with clean white cabs and black fixtures.
22:50We'll do the same thing in the downstairs bathroom.
22:52I love that.
22:53Right?
22:54For the primary,
22:55I'm feeling mid-century zen spa vibes.
22:58I love it.
22:59For the shower walls,
23:00I wanna do a light beige fluted terrazzo-like tile
23:03with white floors and then cabinets and dark fixtures
23:06that complement the other pops of lava tones
23:09throughout the house.
23:10Love the whole vibe.
23:11We'll have to figure out this exterior, babe.
23:14Yeah.
23:15It looks like a big box.
23:15It's boring.
23:16It's boring, right?
23:17Yeah.
23:18So again, the overall feel of this house
23:19is with the color palette that's inspired
23:22by the Kona landscapes all around us.
23:24It's not black,
23:25but like dark charcoal body,
23:27light gray roof trim and garage doors.
23:30Yeah.
23:31And then I think you warm it up,
23:32bring in the nature of Kona as wood
23:36horizontally on the bottom.
23:38So it wraps the bottom to the stairs.
23:40It'll break it up.
23:41It'll give it some dimension.
23:42I haven't seen a house colored like that
23:44in this neighborhood.
23:45So we'll stand out from the rest.
23:47The main thing for me is lining up all the materials
23:50because any specialty tile that I'm ordering
23:52will come straight from California.
23:54Let's get it ordered right now.
24:03Now that we have a design plan
24:05and our new contractor, Nick,
24:07it's time to get back to work.
24:09Which starts with demo on the floors and the roof.
24:24We're a few weeks in and we're already in the hole.
24:27We lost about $15,000 on Robert.
24:30We also lost a couple of weeks already.
24:32So that means another mortgage payment.
24:34That means we have to figure out
24:36how to do the same job in less time for less money.
24:40Otherwise we're gonna make less than we thought we were.
24:44Just less on less on less on less.
24:47It's not sounding very promising here.
24:50It's a lot of less.
24:50Yeah, less is less.
24:52While plumbing, roofing, and electrical are jamming,
24:55our order of custom tile from the mainland
24:57should be arriving by the time Nick
25:00and his crew are ready for install.

38:26Oh, I love it.
38:28The colors are perfect.
38:29It feels custom.
38:30It nods to the landscape.
38:32I love how it continues the bolted ceilings as well.
38:36It just gives it character.
38:39The main event really is the primary.
38:42I'm excited for you to see it.
38:45First stop, en suite.
38:48Oh my gosh.
38:51Look how big this bathroom is.
38:53It's huge.
38:54The dual shower heads.
38:55Yeah.
38:55It is luxurious.
38:56It is grand.
38:59I love this bathroom.
39:00I can see why.
39:01I love it too.
39:02So let's see how this bedroom is.
39:04Wow.
39:06This is stunning.
39:07It's the bolted ceilings again.
39:09I also love that you still have another slider door here.
39:13So you have easy accessibility out to the back of the night area.
39:16Exactly.
39:19Great job.
39:21You guys did fantastic.
39:22So you've seen the inside.
39:24Let's go see the living room.
39:25This is a whole nother living space.
39:27It just opens up a whole nother area of entertainment.
39:30You have your dining area, not only inside, but outside.
39:33And just how you folks carry that color palette
39:36again to the back of the house.
39:40You want to check out this bamboo couch we restored.
39:42It's perfect out here.
39:44Absolutely.
39:45And as you can see, there's tons of grass.
39:47It's flat back there.
39:49I mean, it's so beautiful.
39:50I love it.
39:51I love it.
39:52I love it.
39:53I love it.
39:54I love it.
39:55I love the privacy.
39:56The trees, it just gives you that privacy from the neighbors.
39:59Yeah.
40:02You can see the ocean from here.
40:04You can.
40:04Yeah.
40:05You get a little peekaboo.
40:06I love it.
40:07In the description.
40:08Yes.
40:09Ocean view.
40:09Ocean view it is.
40:10That's a great selling feature as well.
40:13Okay, guys.
40:13I love what you folks did with the house.
40:15And so let's talk some strategy.
40:17Curious to see what you folks have in mind.
40:21It's a beautiful home.
40:23I know you have a number in mind.
40:25So what's that number?
40:26I felt like this size house done the way that we do it,
40:30we were gonna list that like 1.2.
40:33Honestly, I think it's a little low.
40:35You know, in looking at the recent comps,
40:37I think you guys can go much higher than that.
40:39But that may narrow down the buyer's pool.
40:43Yeah.
40:43And there may be additional waiting time
40:45holding costs are gonna be involved.
40:47I mean, I like the idea of being able to recoup costs,
40:52but at the same time, if it sits longer,
40:54we're just spending more to hold it.
40:57I really think the strategy on this should be,
41:00we list it a little bit lower and more aggressively
41:03and get a quick sale 1.190 and get this thing sold.
41:08I love that strategy.
41:09You'll get a lot of activity
41:10and we'll get a lot of buyers in.
41:121190.
41:13There it is.
41:14Okay.
41:15Let's go.
41:16From the beginning, this house has been super hard.
41:19We had the HOA fine.
41:21Had to fire the contractor, find a new contractor.
41:25Materials getting here has been challenging.
41:27Tile being broken.
41:29It has not been easy at all.
41:32Aloha.
41:33Thank you so much for coming.
41:34So this home is three bedrooms, three baths.
41:37There's also a separate rental unit.
41:39We're hoping the open house goes smoothly
41:41and that we can get a quick sale
41:43right around our ARV of 1.2 million.
41:45It's all custom.
41:47Oh, nice.
41:48What a great space.
41:50I really like the color tone.
41:51Price is at 1.19.
41:53Oh, that's a great price.
41:55I love it.
42:01All right, it's been five days
42:03and we got a full price offer at 1190 and we're taking it.
42:09Taking it.
42:10Moving on.
42:11We purchased the house at 625.
42:14Yep.
42:15Immediately we had to pay an HOA fee.
42:18Our renovation was $220,000.
42:23Then with holding costs and selling costs of $241,000,
42:29we're walking away with a $54,000 profit.
42:33With everything we went through on this house, huge win.
42:36I think it's a good measure to understand
42:39that yes, we can do this up here.
42:42And it's just the starting point
42:44for a massive expansion into the Big Island market.
42:49We're doing more in Kona?
42:50Yes, I think we're doing more in Kona.
42:55She's too happy about that.
42:57The thing is, even if I said no,
42:59we would still do another project in Kona.
43:02I mean, she knows me too well.
43:05Kicking and screaming.
