00:25Atty., ito pong disbursed amount na 77.3 billion pesos sa housing loan ng Pag-ibig ay mula

00:33January to August lamang ngayong taon.

00:35Tama po ba?

00:36At gaano kalaki po ba ang kaibahan nito kung ikukumpara sa mga nakalipas na taon?

00:42Actually, this is the highest ever housing loan disbursed for the period January to August

00:492024.

00:50So, it's a record-breaking feat for Pag-ibig Fund.

00:54Compared to 2023 for January to August, nag-increase po ang ating housing loans disbursed by P383

01:01million pesos.

01:02Okay.

01:03Ano po ang nakikita ninyong dahilan ng pagtaas ng housing loan availment dyan po sa Pag-ibig?

01:10At ano po ang magandang efekto nito di lamang sa pamahalaan kundi maging sa mga Pag-ibig

01:16members?

01:18Siguro more and more of our Pag-ibig Fund members are becoming aware of our programs.

01:25In fact, ang Pag-ibig Fund ay nipokontrol ng 40% of the real estate mortgage market in

01:32the Philippines.

01:33Ibig sabihin po kami sa Pag-ibig Fund ay meron responsibilidad to keep the home loan interest

01:40rates low.

01:41Kasi po pagtaasan namin ang interest rates, yung buong markado po ay tataas din.

01:46So that's one reason po kung bakit tumataas ang availment, mababa po ang home loan interest

01:51rates ng Pag-ibig Fund.

01:53Mama, bukod pa sa mga sinabi niyo, ano pa po ba yung mga advantages na maaari ninyong

01:58may bahagi sa mga potential home buyers at Pag-ibig members sanayis mag-avail ng housing

02:04loan ng Pag-ibig?

02:06Okay, one more advantage po versus siguro other financing institutions ay napaka borrower

02:12friendly po ng housing loan terms ng Pag-ibig Fund.

02:15Unang-una, ang maximum housing loan term namin ay 30 years.

02:20Sa ibang institution po ay 20 years lang.

02:23At pangalawa, we allow co-borrowers.

02:26So ibig sabihin, ako plus two other persons can join together para ma-meet ang income

02:33requirement at makapag-utang na malaki-laki sa Pag-ibig Fund.

02:37At pangatlo, naku po, we are very understanding if our members cannot pay on time.

02:45So unang-una, sa ibang institution po, three months ka pa lang po hindi makapagbayad,

02:51maririmata na ang bahay mo.

02:53Sa Pag-ibig Fund, we give you as many chances as we can up to one year po, hindi namin

02:58iririmata ang bahay mo kahit one year ka nang hindi nagbabayad.

03:02And lastly, kunwari naman ikaw ay may extra money.

03:06If you pay in advance sa Pag-ibig Fund, wala itong pre-termination fee.

03:11If you pay in advance, ina-apply namin yun sa principal payments mo.

03:16Ibig sabihin, that is a true diminishing balance and we don't charge you in advance

03:20for the interest rates.

03:22Okay.

03:23Sa kabila po ng magandang disbursement record para sa inyong housing loan,

03:28kumusa naman po ang performance ng Pag-ibig sa inyong loan collections?

03:34So we were able to disburse from January to August around P77B.

03:40Ang aming loan collections sa housing is around P57B.

03:46So if you notice, it's lower, mas mababa yun nako-collecta namin sa housing.

03:52This is partly because ang aming interest rates sa housing ay napakababa.

03:57If you are a minimum wage worker, for example, we will charge you only a

04:02subsidized interest rate of 3%.

04:05Anong ibig sabihin ng subsidized?

04:07Kung sa merkado, ang interest rate ng housing ay 7%,

04:11yung 4% po yun ay sinasagot ng Pag-ibig Fund.

04:15So, saan namin kinukuha yung additional na kondo?

04:18Ito po ang kino-collecta namin at ginededuct sa inyong monthly salary every month.

04:23Ito po ang tinatawag na regular savings ng Pag-ibig Fund.

04:27So when we say Pag-ibig Fund is a Filipino workers fund,

04:31so galing po ito sa mga contribution ng mga magagawang Pilipino.

04:36As to the collection rate naman,

04:40we are very happy that our collection rate is at 93%.

04:46Ibig sabihin, sa lahat na may housing loan sa Pag-ibig Fund,

04:509 out of 10 people are paying on time.

04:54Ma'am, so nabanggit niyo na yung collection.

04:57Saan naman po ang compliance ng mga Pag-ibig members

05:00sa pagbabayad ng kanilang inutang sa housing loan ng Pag-ibig?

05:04Masisipag po ba magbayad, ma'am?

05:08You said, Margie, if I could give a grade,

05:10I would say outstanding po.

05:12So collection rate, our performing loans ratio is at 93%.

05:16So again, this means 9 out of 10 housing loan borrowers are paying on time.

05:22Yes, imagine, 9 out of 10.

05:26Matawa naman po nga, balita po yan.

05:29So mensahin nyo na lang po sa lahat na mga membro ng Pag-ibig

05:32na nakatutok po sa ating ngayon.

05:36Yes, for all our Pag-ibig Fund members,

05:39now is the best time to borrow a housing loan from Pag-ibig Fund.

05:43Again, our rates are the lowest in the market.

05:47If you're a minimum wage worker,

05:49meaning earning less than Php15,000,

05:523% lang po ang interest rates ng Pag-ibig Fund home loan.
