05:47If you look at the whole thing in total,
05:50you think, oh, my God, you know, where do I start?
05:55In four days' time, they'll present their vision
05:58to Sir Alan's invited audience of top property executives
06:02in Old Billingsgate Market,
06:04now refurbished as a premier London venue.
06:09Quite clearly, this is conceptual.
06:12This is not a real planning application
06:14because such a thing takes up to five years
06:17and one has to consult with various agencies and departments.
06:22What I'm out to do is to see how they organise themselves,
06:25how they can run a team of people, how creative they are.
06:33At the house, their teams,
06:35eight of the candidates already fired by Sir Alan, are back.

09:07about a building that looks like a ship and has a luxury hotel in it.

10:25hoping to find a futuristic shape for her building.

10:41right down towards the river.
10:44In fact, to build it, you can actually buy a space shuttle
10:47off the Russians that they don't need anymore
10:50and build inside the space shuttle.
10:52I don't think you'd be allowed a nuclear plant
10:55on the edge of the Thames.
10:58And then the top part is your building.
11:01These are all metal structures that keep it held up.
11:04So we have, like, a hot air balloon on the skyline?

11:12She's discovered the former army officer is a trainee building surveyor
11:17and wants to tap in to his expertise.
11:20Basically, you want to build as much square footage as possible
11:23and get the most amount of return to that square footage, you know?
11:26Yeah, yeah, I agree.
11:27And the most efficient shape to use to maximise the square footage
11:30is a box, boringly enough.
11:32Right. OK.
11:34But they haven't always worked well together,
11:37falling out when Christina blew the whistle on Paul's affair with Katie.

11:44Do you know, half of me wants us to get into the boardroom
11:47because I've nailed them.
11:48They've got a personal relationship.
11:50Are you telling me they're carrying on in the house?

11:53If she sits on your lap and you're stroking each other and God knows what,
11:56that constitutes a relationship as far as I'm concerned.

13:05and sell it to them,

13:31I think what we should try and do is look for, like, really simple shapes,
13:34like maybe close-ups of leaves, grass,
13:37any sort of shapes in terms of flowers.

13:41Well, what if the building was shaped like a finger?
13:44I don't know, could you have somehow something pointing into the sky?

14:03If what Simon's looking for is a legacy,
14:05then this really kind of follows the theme, innit?

14:14gosh, Rory, design-wise, you've probably saved this project for Simon.

14:34must have come up with concepts to take to a team of architects.

14:43already thinking up names for their boat building.

14:54shores, clippers, Britannia.
14:56So, when we put the ideas on the tables, what do you think we're here?
14:59So, here's the ideas we came up with.
15:01What will Simon and Trey say?

15:11When we say organic and shapes and da-da-da, what do they say?

15:19Back at the house, Christina calls a meeting
15:22to discuss her team's concepts.
15:24What I'd really like to see is what Naomi and Adam have done today.
15:30That was the first idea that I had.
15:33Let's have a look at that one.
15:35Now, it's a hot air balloon.

15:39You're just looking at that one.
15:41So, what the idea was, if there would actually be steel
15:45that would actually hold it up,
15:47the majority of the building would be coming out again.
15:52We've got the footpaths here, but at quite a high sort of level.
15:59OK, we'll move to the next one.
16:03Adam is sort of a bit out of his depth.
16:05I'm sure that, you know, in the world that he works in,
16:08he's great at what he does,
16:09but I just don't think he cuts the mustard here intellectually.
16:12Paul, looking at the designs that we've gone through,
16:15which ones will work with the space, the type of space we've got?
16:18The best use of that space in terms of purely getting
16:21the maximum amount of usable space there
16:24is just to do an oblong building.
16:26What we should do is have something visual at the front
16:29that fronts onto the river and uses that river view
16:32and then maybe have something a bit more conventional
16:35towards the rear of it that is increasing the sort of the market.
16:38Currently, Paul's been given all the attention because he's a surveyor.
16:42The only times I've come across surveyors
16:46have been when they've come out to value the house
16:49and invariably got it completely fucking wrong.
16:52So whether he's the most qualified person for a design part of the task
16:56right now, I don't know.
16:58Upstairs in the playroom,
17:00Simon and Trey try to float their big idea to the rest of the team.
17:04Trey and I are talking about today
17:06about making sort of a boat-shape style design.
17:09More just like a nautical theme as such,
17:11to kind of fit in with the river.
17:13There's nothing, like you said, that fits in as such.
17:15And in terms of water features,
17:17you could do loads of water features as such.
17:19Dinger, you are not going to be the apprentice with that design.
17:22OK. OK?
17:24You've got to have one chance to do what the hell you like.

17:56Which is something that people are actually going to come and see.

19:48you can get a lot of people around you, Simon,
19:50that pretend they have your best interests at heart and they don't.

20:12Day two. 48 hours before the presentation to Sir Alan.
20:17With their concepts agreed, the teams must now work with experts.
20:23Christina has split her team.
20:25Paul and Adam are at the architects,
20:27hoping to develop a computer visualisation of the Phoenix.
20:31It's 30 storeys high.
20:3330 storeys.
20:35The main body of the building extends 30 storeys
20:38and they were thinking of putting another storey on top
20:41to sort of create penthouse apartments.
20:44Have you been to Gateshead?
20:46Yeah, the Angel of the North.
20:48Yeah, I've been and seen that.
20:50People were originally saying sort of Angel,
20:52but then we sort of went for Phoenix.
20:54The idea is, you know, we're regenerating the area.
20:57Regeneration is the big thing with the Phoenix.
20:59And we're next door to a theatre,
21:01so it's not like somebody's taking a bow at the end of the floor.
21:04It just seems very odd to put these things on the end.
21:07It really looked like the Angel of the North to me.
21:09And it's very formalistic in a way.
21:12Imagine some of those, like, Mussolini-type buildings,
21:16you know, in the sort of neo-fascist buildings,
21:19had that sort of, you know, the big eagle.
21:22Think of the Nazi eagle.
21:24It just has that, I think it has the wrong connotations as an image.
21:27You design something that's going to outlive all of us, yeah?
21:30It's not so much about money.
21:32It's more about, is it something that I'm going to be really proud of
21:35to show my kids? Yeah.
21:37And to say, I did that, would be fantastic. So think about that.
21:40So it's back to the drawing board for Adam and Paul.
21:43..casting a shadow down.
21:44I mean, you could use different colours, different lighting.
21:47So the larger one here is casting a shadow down to the front.
21:55Still at the house, with his team divided,
21:58Paul calls an emergency meeting.
22:02Yesterday was a fucking shambles,

22:07There's no incentive for people to work as hard as they could.

22:57Is this one doable, in terms of this was three different buildings,

23:05I think it would be a good way to go.
23:08When we saw these amazing drawings,
23:10it was very disappointing for the four of us next door
23:14to not have the person that created those drawings with us,
23:18because I think that we would have progressed the scheme
23:21a lot more rapidly if he'd been around.
23:25I don't like being a complete fucking snob all the time,
23:29but actually, this guy, Trey, is fucking self-taught.
23:34He's self-help.
23:36There's nothing there that's disciplined from a design point of view.
23:40He can just chat shit for England about how he's this, that and the rest of it.
23:45Bottom line, he hasn't got a grounding in design.
23:48My relationship with Trey has always been closely scrutinised.
23:51A lot of people have had different opinions about it,
23:54whether we're too close, whether I take too much of a lead from him,
23:57whether he controls me.
23:59But I think with somebody like Trey,
24:01you have to let him feel that he's in control.
24:03He wants to be top dog. He wants to feel like he's top dog.
24:06But it's important for me to remember that I'm the human with the lead.

24:14Over the next few hours, the teams and the architects
24:17get down to producing computer simulations of the buildings.
24:22Raise one wing so it collects more of the sun and lure the other.
24:27While the finalists search out what sells at the top end of the property market.
24:32Would you go for more residential within that, or would you go 50-50?

24:44that their buildings can make a profit.

26:28just to sort of give it more of a flowing feel.
26:31And also I think it improves the look of the building as well.
26:34But when he said we need to increase the amount of accommodation,
26:37we needed to increase the frontage on the river.
26:40We've done that by creating these sort of secondary echoes
26:43on the front of the building.
26:45Do I trust Paul? Probably not.
26:48But can I manage Paul? Probably yes.
26:51And I think that in a task like this that is business-orientated,
26:56then as long as I manage him well and as long as I keep an eye on him,
27:01then, you know, I can deal with the trust element of it.

28:01The presentation is all great and well, but we have to remember
28:04the main thing that we have to wow the people with is the building.
28:07If the lighting in the room is too dark and seedy and party-ish
28:11and people don't get to enjoy the pictures, then we're screwed.
28:14Honestly, if you came up with that idea, most people would run for the hills.
28:18Architects would go, what are you like?
28:20Accountants would just fry up, their heads would fall off.
28:24This is really brave from potentially a very, very brave man.
28:28We've always had a great interest in women, full stop,
28:31and actually, I mean, they are pretty bloody awesome things.
28:34And then suddenly it says we could have dancing girls,
28:37that was like a cat got milk.
28:40But obviously I've got to tone that down, be careful that it's not some sex show.
28:44It's a very, very big development, it's going to be a huge, huge budget,
28:48and why not go for something that's going to potentially blow the socks off?
28:52If it works, it'll work really, really well.
